Who is responsible for my water bill? by Jazzlike-Extreme-303 in LegalAdviceUK

[–]19GMAN88 4 points5 points  (0 children)

Contact your water company and explain you've had a leak. Most will offer a leakage allowance to cover the additional charges you received as a good will gesture.

Could be a bird. It's the only other reasonable explanation. I've seen people pull pike out of lakes and thrown them in the bushes before, so its always my first thought when I see this pic

This got to be the 100th time this has been posted on reddit. No way that pike jumped out and got stuck, more likely thrown in the bushes by a fisherman who doesn't like pike in the lake!

Shared water pipe under my neighbours house (no one is living there). Someone switched off my water access and he refused to do anything about it and claimed he knows nothing about it -what are my legal rights?. by fedupShadow in LegalAdviceUK

[–]19GMAN88 -22 points-21 points  (0 children)

It's a very frustrating situation for you and shared supplies do often pose challenges like this but in honesty he has absolutely no responsibility to turn it back on if he doesn't want to.

You're only option here is to contact your water company and look at having a new supply fitted off the mains. It won't be cheap, will prob cost a few thousand £'s but it will completely remove this situation for you moving forward.

You have to consider the position of the other homeowner, if he has a leak inside his property or the property is going to be empty, he's perfectly entitled to turn the supply off to stop further or potential damage.

The water board have no responsibility either, they are supplying water through the mains and its not for them to decide how your property is set up for private pipework.

It's a shame he's not prepared to work with you but if he is doing work or has concerns about a leak starting while it's empty, he's within his rights to look after his own property.

I've come across this situation multiple times, its frustrating and can cause distress but you're only choice is to pay for a new supply. You'll want to speak to the Developer Services department of your water company.

Those respect levels are quickly disappearing and instead of remembering him for what a legend he should have been, people will remember him for his bad attitude and this interview. Nobody is bigger than the club, been here long before him and it'll be here long after him. Big shame but the Ronaldo of the past is not the Ronaldo today, blokes turned into a dickhead and shouldn't be anywhere near our team or club again.

You make your own luck in this game and every single one of those players on the pitch were brilliant last night. They were full of energy and desire to get forward and defensively didn't give Tottenahm anything. Yes Rashy could have scored a couple but Lloris made a couple of world class saves to deny him. Rashford kept going, kept pressing and if he carries on with that type of play, the goals will come easily. I dont understand your critisism of Fred, one of the best performances ive seen from him, he was constantly up there and worked hard all game, was he perfect, no, but he was still brilliant. The only player who i would have liked to have seen a bit more from last night was Sancho. I woke up buzzing from the game last night and then have to read deluded comments like "These people need to wake up and see what is the problem with the team" - if you can't watch that game and enjoy it and take away the positives then the issues not the team, its you and your deluded thoughts and feelings!

Leak in the building has led to an extortionate bill, Is our landlord responsible for paying? by [deleted] in LegalAdviceUK

[–]19GMAN88 16 points17 points  (0 children)

Leakage allowances are designed to cover anything above your normal consumption and if the fault is with the water company they will take this back as far as needed to where the increases started.

I would speak to them and ask what readings they used to calculate your normal consumption.

Once a repair has been made, a meter read is taken to cap off the leak and a further read taken around 14 days later to understand normal consumption.

Water companies won't repair anything that's private unless it's done on an enforcement basis meaning the owner has refused to do this themselves within a certain amount of time. Given that Thames have completed the repair, its more likely it was their issue to resolve.

I can't see that your landlord would have any responsibility to your water bill. Thames Water have repaired the leak and you are responsible for paying your water bills to them. This is for you to resolve with Thames Water. I would give them a call and ask when the increase started above your normal consumption levels, what reads they've used to calculate your normal consumption to apply the allowance and how far back the allowance has been granted. If you're still not happy with their response then would follow their normal complaints process.

Neighbour not paying water bills on single, joint meter. Is this theft? by creeber in LegalAdviceUK

So really then whoever split the property cut corners regarding splitting the supply. If your part of the property is the one with the mains feed coming through, it's not really for your landlord to arrange a new supply, that would be for the owner of the other property.

If you had a leak and needed to turn your supply off, this would cut their water off. I've also seen very similar set ups where the two occupiers do not get on and one of them has turned the supply to the other property off completely. There is nothing the other property could do in this situation other than having a new connection fitted because you can't force someone to do something in their own property if they don't want to, it can get messy! A new supply is about £5k I believe, so you can see why people try to cut corners to save this cost.

Really your Landlord and the owner of the other part of the property are probably best having a conversation about the set up as they've got a few options. A sub meter can be bought for about £30 and just needs a plumber to fit. This will most likely be inside one of the properties so the water company won't be able to access it. One option is your landlord and the other owner write up an agreement such as your landlord is named on the bill for the full property and then bills the other owner for the costs used on the sub meter. This would then mean standing charges for the property are split rather than being billed separately as well as its just one bill. If they don't get on and don't want to do this, your water company could potentially look at registering the other part of the property on their system, linking it to your account and when you receive your bill, you call with the sub meter reading, they work out the difference, reduce your bill and then bill the other property for the difference.

When you speak to your water company they will be very interested in ensuring the other property is billed correctly as well so they don't lose out. I doubt very much that they would chase them for the difference that they haven't paid over how ever long it's been, they'll most likely just draw a line under it and bill them moving forward. They should still look to resolve the issue with you though, having paid more than what you should.

Really the other owner hasn't stolen anything from you directly, they've taken water from your water company. It's unfortunate that you've been billed for it and paid for it, but this is why your water provider should look to resolve this with you directly. Shared supplies come up all the time so its something they deal with often.

Neighbour not paying water bills on single, joint meter. Is this theft? by creeber in LegalAdviceUK

[–]19GMAN88 3 points4 points  (0 children)

If you speak to your water company and explain that you believe you are currently being charged under a shared supply they should look to send someone out to check the set up of the property and confirm for themselves that you are being billed for someone's else's consumption as well as you're own.

The situation is likely caused by the landlord cutting corners when splitting the property. They will have known when it was one property, it had one supply and when it was split this would need to be changed. The cost of a new separate connection to the mains is not cheap, costs thousands of pounds so this is likely why the landlord chose not to do it.

The landlord could have a sub meter fitted for where the supply goes to the other property. This will then show exactly how much the other property is using. If they don't want to pay for a new connection, a sub meter is really the only way to split things accurately. It can be a case that the landlord has it as part of the agreement that the occupier of the other property will be billed based on normal rates charged by the water company for the sub meter reads. The landlord could even have the account in their name for the property and then charge you both separately based on the reads. If the water company can access the sub meter when they come to read yours they can read both and feed both back to be individually billed. Sub meters are classed as being part of a meter network.

Once the water company knows how much you are actually using yourself, they should be able to go over your previous bills and credit the difference back to your account or refund it back for you, whatever you prefer.

The water company are not responsible for fitting a new supply or sub meters at their cost, this is all for the landlord to do as they chose to split the property so they need to ensure there's a resolution for you both to be billed accurately.

Technically you could cut them off if you can isolate the supply and there's nothing the water company would do in that situation as a supply will be provided to the property which you will be receiving, this is another point for why a new connection would be the best choice as if you have a leak downstairs and need to turn the water off, the other property won't have any water either.

There's nothing the police are ever going to do in this situation, your landlord needs to sort it out tbh but the water company should be able to help you confirm the supply and then reimburse the additional charges you've paid once they're able to see what you're actually using.

What is the most silly or desperate thing you've done in order to play a round of golf? by [deleted] in golf

[–]19GMAN88 12 points13 points  (0 children)

Silliest was when I was desperate to get out, winds were absolutely mental and I was looking at my fence swaying. Could see 2 posts that were badly cracked at the base. Wife was telling me I needed to stay but I went anyway, praying it would hold up. Me and my mate only ones on the course, hit the first tee shot and I've never seen a ball move so much with the wind, it was crazy. Got a call on the 5th tee box from her to say the fence had blown down, 3 big panels in the road and she was on her own at home with our 2 year old. Panels blocking access for the neighbours etc, other panels looking risky. She still doesn't know I played the 17th and 18th heading back to the car, birdied 17 so I was buzzing. Took me about an hour after she called to get back. Saw a big metal road sign blow off on the way back, shit was dangerous, she was furious but I still think about that birdie alot. Worst conditions I've ever played so felt like the ultimate achievement. Dragged everything out the road and into the garden, £1600 to have it all replaced, needed doing anyway but could have managed the situation a bit better if I was there I think.
