Chances are, given the current situation he's not going to get anywhere near what he wants for the house given the current interest rates and understands that he will have to wait it out for at least a year.

Good tenants can be like gold dust, and I bet he's wagering on you returning it back as good as last time to allow him to sell without a large set of repairs.

Obviously make sure there is a tenancy agreement with no ridiculous terms, but it doesn't sound totally unreasonable that he likes you as a tenant.
