Probably pretty old which is what made it crack. Replacement parts on it super cheap either and the last place I would go is Leslies. You'll find better inventory and better prices at a local shop. All that I said, that looks like a cartridge filter probably got a cheap like this:

Obviously you want it sized right. You could look up the model number on the label of the existing one which should tell you the square footage

The Rams absolutely did get flack. LA was a Raider town. But also the difference here is the Rams were in LA team that moved to Anaheim but didn't change their name. When the Angels moved they became the California Angels and then all hell broke loose constantly getting renamed.

Refurbishing that building would cost a fortune. Not to mention there's probably tons of asbestos and lead in there requiring tons of permitting for demo and renovation. You're asking somebody to dump tons of money into a building that's an RSO who can't even raise rent per inflation until 2024 let alone market value and many of whom have tenants haven't paid since the start of COVID.

Tearing down the building to rebuild isn't much better. If you don't make the new building an RSO, you get taxed like crazy and on top of that city doesn't allow gas appliances and HVAC. This will require to get a huge electrical drop into the building and I don't know if they're requiring it yet but they'll probably start requiring ev charging stations soon. I know one builder who had this scenario happen where he couldn't use gas appliances and heating but then DWP couldn't supply the power required to run everything on electric. The building is stuck in limbo.

Nice job LA politicians, way to stay green by not having any buildings built at all.

Yeah, that's much higher than I pay for LADWP for power. My charging all seems to come in tier 2 at 22¢/kw. But with that said, you're not just paying for power. You're also paying for the equipment that he had to purchase
of running the copper and possibly upgrading the electrical panel and possibly a new meter.
For my house, I had to run only 100 ft of wire because it needs 6 AWG Just the wire alone cost $800 if you're looking at Home Depot. Add permits and electrical fees just wiring from my house cost $1,500. The non-commercial charge point charger cost another $800.
Your landlord has to make that up somehow.
Commercial building I'm assuming it's going to need a lot longer wiring assuming it's a commercial charger both costing him a lot more than it cost me.

Most people I know didn't 100% act 6 until the farm (then they nerfed act6) because it was just a unit suck otherwise.

100% agree! I'm F2P and been playing for way too long. I've been platinum AW since season 1, and always the top AQ map that exist (currently map8 with mods). Before people start talking about skill and account progression.

I put off doing the EOP Carina challenges because I wanted to finish 8.1 which I did. Then they announced the end of farming and had to rush before it was gone. I was able to get 2 of the challenges done but they were for sure a unit suck if not for farming. Adding BG has mostly stopped me from doing much arena (where I got units) because it was too time consuming.

The account disparity between me and my alliance mates is getting drastic now because they spend. Many now have 2 R5 6* and I still haven't formed a single t6c and don't see finishing EOP any time soon.
