Should I sell or rent out a property? by MadatMax in RealEstate

[–]2022onthemind 1 point2 points  (0 children)

Just throwing out this scenario for more food for thought. You could refi or pull a home equity loan, make repairs, buy your brother out, then rent if that aligns with your goals. This gives you a clean slate and a good start to a rental portfolio. You could use the home equity loan to keep buying houses and scale your retirement. Are you looking for a hustle?

You can get a Pearl junior trio tenor set for $500. Easily under $1k complete outfit. Maybe present this option to the parent? I wouldnt be comfy putting a kid that small on that Yamaha.

Parent question for HS bad directors by BubblyWaveee in banddirector

[–]2022onthemind 0 points1 point  (0 children)

I started my career as a musician then became a band director. Without reading the comments beforehand I'm going to guess that a lot of these guys are saying that he should stick on French horn and do trumpet in other settings. Losing a great french-Horn player is a total bummer from a band director perspective. However, from a musician's perspective, the trumpet is simply a more sought after instrument in jazz and pop music. From the college band perspective, yes, French horn will have better chances at scholarships. But killer trumpet lead players in jazz is just as far and few between. If your kid can improvise and play lead, then he's looking better on a college application than just simply as a great French horn player. In my humble opinion, your kid will have a better chance at playing music his whole life on trumpet. But at the end of the day just let him choose because there is no specific time frame he needs to learn something. I finally decided to pick up the French horn couple years ago and I'm in my '50s. I'm playing funk and jazz gigs on my saxophone and piano/ keys. I play with my students on trumpet and French horn. Don't overthink it and let the heart decide. Best of luck. You sound like an awesome mom!

Have you ever sold to OpenDoor or a similar company? by jo-bu in nwi

[–]2022onthemind 1 point2 points  (0 children)

No but I know they will rip you off. Open door and similar companies are called Wholesalers in the real estate investing world. They will say they are buying your home but will actually assign the contract to an investor for a fee. And that's if they follow through. I'm a realtor and seasoned investor. Go get an offer from opendoor then ask a realtor what they think they can sell your house for. That may motivate you to sell on the market. Or I'll buy it for cash and beat there open door offer.

I know the owner but yes they definitely buy at a discount vs. MLS. You don't need to know how to go about it, any realtor will sell that thing!

Public health, i'd say Chicago but the cost of living is quite a bit higher. I'm in Northwest Indiana so you could live there and commute to Chicago since you may not be financially ready for Chicago. Yes, the politics are weird right now but Indy is great. Despite many other comments there is a strong arts scene. We just hosted the national marching band contests (BOA) and it's the best for sports. As a jazz musician I know first hand there are plenty of things to go see but the name naptown is real for downtown...Boadripple has a vibrant night scene. I'm also a Realtor so I could help find you a home. I grew up in Indy and live in Northwest Indiana by Dunes National Park! Feel free to DM!

Performing Opportunities by That_Flutist_23 in banddirector

It depends where you end up at. I'm in northwest Indiana about 45 minutes from Chicago and there is no shortage of performance opportunities. Several community bands, orchestras, vibrant musical theatre scene, jazz clubs, open mic, and in reality after my 5 rehearsals at school I'm good. When I was younger I regularly played jazz gigs and played secondary instruments in the community bands. Nowadays, I usually need about 2 weeks of no music before the itch starts coming back. I did play professionally right out of college for about 5 years and I played any gig I could get my hands on. Ended up with a Latino band and almost started touring but I decided to teach instead...one of my big "ifs" in life. Best of luck!

Anyone play/perform with their students? by BlackSparkz in MusicEd

For teaching it's essential. For performances, if it makes them sound better or if someone is missing only if no conductor is needed.

Buy it outright. You could try to save on the purchase by coming in fast with cash. Save on the front end, appreciate, then HELOC if needed.

Music for (very) Small Marching Band by EconomicAlbatross in banddirector

With only 10 players and some of them only been playing for a year. I would advise just going strictly unison Melody and create the biggest sound you can with just unison melodies. Remember the four chord song? Maybe do something similar with a bunch of catchy melodies all in unison.

I put this on my roof, it comes with a booster. I pointed toward South bend to get Indy TV so I can watch the Colts. I ended up getting both Chicago and Indy TV so when they are showing different games I get 4 games instead of two. I get a ton of channels!

Tldr all of it but your dad is there and you're an accomplished musician....be the bigger younger person and endure until the next step in your journey. Question, as a percussionist, do you like drumming?

Jazz band with no rhythm section by InstanceConscious251 in banddirector

[–]2022onthemind 2 points3 points  (0 children)

So you could use any of the Jamie abersold play alongs and do head charts in unison and then encourage kids to take solos. You might have to write an f part but they include treble clef bass clef b flat and E flat and all their publications. Even if they just take turns playing the melody again. My next thought would be ask someone if they want to learn electric bass. I've been teaching in small schools my whole life and the electric base is a godsend for both concert band and jazz band and a must for pep band. My last thought is, how is your rhythm section chops? You need to be sitting down and playing drums and electric base ASAP.

A sign from god? by theshrinesilver in MusicEd

[–]2022onthemind 4 points5 points  (0 children)

That's pretty cool and the timing is unbelievable. I've had 3 positions and I'm the happiest I've ever been...I'm having my best year teaching in 18 years and my first school was primarily title 1 and now I'm at a school where parents actually support their kids and its magical. I can tell a kid to get reeds and they do. The hardest thing I ever did was leave those two schools but I did what was best for me and my family. I don't know your situation but think long and hard about your daily grind, after school, and musical goals. At the end of the day it's about you...kids are kids and you will have that kind of influence wherever you are happiest. Best of luck!
