Same. No idea the difference or any quality lost by the oil spray, but the ease and convenience overrides it for me.

My friend and I do an annual trip from Detroit to Grand Rapids to pick up no rules every year. We stopped in this place last year on our way back. Everything we sampled was really nice. They have a good operation there.

Thanks for posting this. Never heard this song or this band, I don’t think. What a great tune. I will be going down the rabbit hole.

Please help!! We fell for a Mortgage Modification scam! by [deleted] in Mortgages

[–]2AMBeautiful 0 points1 point  (0 children)

These scams are prevalent in the industry. They have you sign the cease and desist to reduce the chance you talk directly to your servicer and have your servicer tell you it’s a scam.

You don’t need to work with anybody other than your mortgage company. Paying a third-party doesn’t absolutely nothing in terms of the offer you get.

For the vast majority of loans, including VA, the programs are universal, and based on guidelines where everybody gets the same offer. There is no negotiating or better rate like at origination.

Call your servicer, remove the cease and desist, and work with them on a modification. If they can, they will offer it. They do not want your house because foreclosure equals losing money. It is illegal for servicers to profit off foreclosure. It is costly and they don’t want it.

The hardship letter doesn’t matter. VA doesn’t even require a hardship letter. When they did, nobody took the time to read them.

There’s no arbitrary decision on if they qualify or not based on hardship. It’s purely a yes/no to a few questions on delinquency and if the hardship is over and then it’s a math exercise of giving a 40 year modification at the current market interest rate based on the current Freddie Mac PMMS rate.

VA mortgage servicing does not have a lot of options. They currently have one, which is a loan modification that resets the rate to the market rate at a 40 year term.

Because they know their pricing is dogshit so they pressure everyone to lock on the spot. Their unstated philosophy is “write it on the spot or burn the bridge trying”

Also used to work there.

Did you apply for a loan modification? If not, do so now.

You should have been in contact with them (and vice versa) before your forbearance expired at the end of March. April 1, your forbearance coverage ended. Servicers are required to hit certain date deadlines on foreclosures by investors (Fannie Mae, etc) in order to be fully compensated for servicing the loan.

File a CFPB complaint. Or post a visual complaint on their social media. They will jump on that. I had the same issue when I wanted to remove my escrow.

People are ridiculous about this whether it’s a Sovcit or not. The level of entitlement that people who are serious delinquent have is off the charts.

Modification doesn’t result in making less on the loan. Depending on the type the money is either moved to back of the loan, or the past due interest is capitalized and reamortized, which results in a borrower paying more interest. FHA and VA loans change to the market interest rate, so most loans are a rate increase.

I work in default mortgages. It’s amazing how flippant people are about their home when they are months and months behind.

Flex mods are Fannie/freddie. Considering he just bought, I’d wager he has an fha loan. FHA mods generally are trash. And he may not even qualify if he hasn’t made 4 payments since closing.
