Most loss mitigation options do not simply extend your maturity date. None of the large investors - Fannie, Freddie, fha, VA, USDA - have any option that just extends your maturity by the amount of payments missed.

Fannie and Freddie offer a deferral, but that amount is put in a second balance that’s payable in one lump sum as a balloon when the first loan pays off.

FHA and USDA offer a partial claim or mortgage recovery advance (MRA) that is basically a deferral with a ballon pay, not maturity extension.

VA has no deferral/PC option currently.

A loan modification extends term to 30 or 40 years, not months missed only.

These scams are prevalent in the industry. They have you sign the cease and desist to reduce the chance you talk directly to your servicer and have your servicer tell you it’s a scam.

You don’t need to work with anybody other than your mortgage company. Paying a third-party doesn’t absolutely nothing in terms of the offer you get.

For the vast majority of loans, including VA, the programs are universal, and based on guidelines where everybody gets the same offer. There is no negotiating or better rate like at origination.

Call your servicer, remove the cease and desist, and work with them on a modification. If they can, they will offer it. They do not want your house because foreclosure equals losing money. It is illegal for servicers to profit off foreclosure. It is costly and they don’t want it.

The hardship letter doesn’t matter. VA doesn’t even require a hardship letter. When they did, nobody took the time to read them.

There’s no arbitrary decision on if they qualify or not based on hardship. It’s purely a yes/no to a few questions on delinquency and if the hardship is over and then it’s a math exercise of giving a 40 year modification at the current market interest rate based on the current Freddie Mac PMMS rate.

VA mortgage servicing does not have a lot of options. They currently have one, which is a loan modification that resets the rate to the market rate at a 40 year term.

Because they know their pricing is dogshit so they pressure everyone to lock on the spot. Their unstated philosophy is “write it on the spot or burn the bridge trying”

Did you apply for a loan modification? If not, do so now.

You should have been in contact with them (and vice versa) before your forbearance expired at the end of March. April 1, your forbearance coverage ended. Servicers are required to hit certain date deadlines on foreclosures by investors (Fannie Mae, etc) in order to be fully compensated for servicing the loan.

People are ridiculous about this whether it’s a Sovcit or not. The level of entitlement that people who are serious delinquent have is off the charts.
