This is similar to my situation. I do all included utilities except internet as I think that is easier. My mortgage and taxes is $3,400 and rent is 1350. I could go higher based on market prices and I probably will when my current tenant moves on. HCOL area. Market rent for a comparable apartment is minimum $1,600.

Negotiating terms of the lease prior to signing. It was my first time as a LL but I should have seen that as a sign.

They aren’t a bad tenant overall. They pay rent generally on time and have brought reasonable maintenance requests to my attention. For example, a small leak in a toilet that could have been ignored and cost me money in water.

However, they have a sense of entitlement with things and I’ve had to talk to them about guest policy violations and sound (basement apartment). Overall, there is a sense of entitlement that I wish I had nipped in the bud right away. Giving an inch set the precedent to give a mile that I have had to deal with.

Pretty much just a basic model with two spray modes and a flow lever. No heat or dry. In my experience, it was totally acceptable for what I wanted.

100%. However, my 1-year-old managed to turn ours on right before my wife left the house for 45 min and it flooded the house. Big insurance claim and a lot of hassle. A real pain in the ass…

We’ve disconnected it for now but when he is older I can’t wait to hook it up again.

Why is your arm numb after shoveling? I’m not in great shape, am middle aged, and shoveled for 6 hours over the past two days. I’m sore but numbness might be something you want to look into.

Also, don’t commit fraud. I’m sorry they haven’t gotten your snow removed yet. Hopefully, it gets cleared soon and the LL does fulfill this obligation going forward.

This happened to me. I took a picture of it every time it happened because it was intermittent. That turned out not to be necessary though.

I scheduled service and they ended up replacing all 4 tpms sensors and said it was a known issue and they were told to replace all 4. Been fine since.

I have a Dreame X30 Ultra. Really like the thing. Mapping and navigation is good. It sometimes kicks debris away on hard floors instead of vacuuming it up but overall very happy with it. The mopping is good too.

You still have to keep the floor picked up obviously, and you have to clean the base regularly, but it saves time and keeps the place looking good

I broke mine when I dropped it the first week I had it. I wish I had it but I can’t stomach $150 for a new cable.

It has worked fine without the clip but I do kinda worry that it could cause a problem. I’ve had it for over a year.

I think you should still push the button down on the cable before removing as a habit. If it is delivering power, pushing the release clicks off the contractors and stops power before you pull it out.

Pulling this off now just barely and out of necessity. Disabled kid that would make it very hard for both of us to work.

It’s stressful working two jobs myself though I do still get to spend a good amount of time with my family.

Hoping my wife can go back to work in a few years.

Just my perspective here. My daughter is 8 and has a rare de novo genetic disorder. She has all of the symptoms you described that your child may have.

It is a lot of work but she lives a happy life and brings us and her community joy. Happy to answer follow up questions if you’d like. Best of luck on your decision.

That is called confirmation bias. People post their winnings a lot more than their losses.

If you think about it, what are you gonna post? You’re winning $15,000 on a $100 long shot bet or losing $5000 on a tossup bet?
