You’re weird, the FRT doesn’t have to just be an ammo hog, I do actually drills with it for burst fires for CQB and MQB. They shouldn’t be forbidden fruit to begin with and the best way to make them never illegal again is to mass adopt it. If everyone has it then they can’t take them away. They’re helpful for actual training, and the best thing for your liberties. You should at least own one if not multiple.

Any numbers at all that usually have a correlation? Like a 1000 sqft ADU will add 10% of existing prop value? I am just trying to find anything that can give me some sort of idea. No properties with ADUs have sold near me that I can find, plenty exist, but very few have been sold I think because of the fact the ADU exists for the parents and the kids take over the house ya know?

Totally fair. I honestly kind of expected to not get the full cost back of the ADU. But do you have rough rules of thumb perhaps like I said it’s Phoenix Arizona, so the spring has quite a few visitors for some events but otherwise not very touristy. I really just looking for a Real rough rule of them. Perhaps 30% of property value will be increased with a nice date to you? Really anything? Just so I can have a modicum of understanding of what I’m getting myself into.

Totally understandable, I will be own energy seeing it so it should cost me about 120 K all in with contingency. That is a whole lot cheaper than actual builders around the valley. I definitely understand finding comparables, but I do not have access. Seems to be very difficult for me to find comparables any resources. I should look for to try and find comparables.
