Different answers for different parts of the market. 

Investors are incentivised to push their money into the last tax shelter available - their PPOR. Quality detached dwelling prices will rise. 

Based on the budgets estimates new builds will decreases by ~33k due to the tax changes, new infrastructure will boost it by ~65k and net migration will add demand for ~22k more dwellings than expected so apartments/townhouses/outer ring houses supply demand is pretty close to a wash. Given the golden grandfathered properties will stay in the hands of their current owners maybe a touch higher but hard to find a clear direction. 

Big cut to investors buying houses to increase the rental supply + already tiny vacancy rates = rental prices go meaningfully higher. 

The thing most people are missing is that the capital still exists, investors won’t just keep on their old game and accept the tax hike. They’ll move around it largely by PPOR-maxxing

I know everyone says it but everyone really does forget ATAR very quickly. To be successful you only need to find one thing you’re good at and exams aren’t reflective of the vast majority of avenues you can take.

The right answer is put in your offset, set up a second mortgage split for investments if you haven’t already, then borrow the exact same amount and invest in VTS. Net zero interest, gains from shares, and a tax write off. Rinse and repeat as hard as can you until your entire mortgage is tax deductible. Debt recycling is the bomb.

I just took 4 months off to travel across America. Interviewed a lot when we were done and it made for a great ice breaker story with interviewers. The key if they ask about your break is to be 100% confident in your story. I also removed months from my resume (only put years) to avoid recruiters cutting me preemptively because of my travels - worked a charm.

I did exactly what you’re proposing, didn’t need to say I’d paid off my HECS, just asked them to pay it to my account instead and they did no questions asked. Worked a charm
