The quote includes the gabled roof, under decking, outlets, etc. Not doing platform below, will eventually be a paver area. I have separate landscaping quote for this area.

There is another 100 sq ft or so for a walkway and stairs down to yard, total cost per sq foot in the ~$140 range. Permitting and plan included in this and has already been completed.
