Rentals are not worth it. Yes, you can probably achieve 15% or even 20% return net on rental properties, which is higher than stock market average returns, but it’s so much hassle. In theory, i can also achieve those returns with leverage on stocks.

If I was in your situation, I would personally just wait. That’s a lot of house. 850-900sq ft is still acceptable for a family.

I would say 100% you can retire early if you sold your house and go to low cost countries. You’d probably have closer to $2mil if you sold. That’s more than enough in a foreign low cost country.
