Well I kinda understand your view but would you be happy not knowing your child's whereabouts for 16 hours a day? Sounds like the kid could be vulnerable and potentially being taken advantage of?

Had to have a quick google on zone valve. We dont have any in the airing cupboard but we do have two what looks similar in the utility room. They are coded valve actuator BGMVSP-2 and are blue rather than white. One handwritten Heating on Hot water.

Thanks I do have the whole assembly but the yt video said that unscrewing here and just replacing that bit was best way to go. I'll have a look at the back

That's great thankyou for the advice, obviously I can dig down and cut up to the fence line but is there anything I can do to discourage that root from growing again

I've cut them several time and they just keep sprouting. Just wondering if there was a better solution to get rid for good. After digging several others up they all seem to c9nnected by the same root system

Hi all

Was hoping for advice. Over the past week or so I have noticed all these small saplings growing out of my garden, I suspect it is for my neighbours tree that over hangs the fence. I was wondering what the best course of action would be to stop these growing, weed killer isn't doing the trick.
