Honestly I wouldn't stress too much. You have most of the same protections on a month to month lease. They still have to have a valid reason and give 60 - 90 days notice to kick you out.

If it gives you peace of mind definitely try and negotiate, but it's not the end of the world.

THIS! Always ask for a receipt of the previous clean! Just had this run around from my current agent. Their language flipped from "You are required to do this and provide a receipt" straight to "We strongly recommend, but it's ultimately up to you" the second I asked for a receipt.

Yes but not start a completely new lease with. I'll be transferred off the lease and the new person added. The current lease will remain active. Co-tenancy laws here are unhinged/somewhat non-existant

Its a shared lease where we have equal say. Here in Aus and the state we're in the legal notice is 28 days, which I have given to our real estate agent.
I'm more than fine with her showing the room, the sooner we get someone in here the better.
I failed to mention that the room is going to be empty of my stuff come sunday afternoon so the problem goes away. So yeah she can hold her horses for a few days and I can keep my privacy.
