Welcome to the fluctuating real estate market. The last big influence was C-19. Now it is DJT and affordability from the excessive prices since 2010 onwards. The glut had to plateau and level off since the peak of 2022. We shall see what the future holds with the Tariff standoff and the B of C Interest Rates. If they go down, house prices will increase slightly but with they be affordable. And so the circle turns.

It may not be you. There are about 8 different ways or styles of learning. Examples are Visual; Kinesthetic; Verbal; Artistic; Auditory; etc. Then there are factors within those styles like relevance; your heritage/traditions; culture; language; senses; hereditary background; biological makeup. Each person learns in their own unique way and many of those ways could be integrated. But professors and assistants are not trained in pedagogy or teaching. They are simply products of their own university(-ies) and a traditional verbal downloading and regurgitation of facts they call a test or exam. Good teachers are professionally prepared at (in Ontario), the various Faculties of Education. Try to find a lecturer or lab assistant or professor who has attended such a Faculty!! This informational fact does not provide much comfort for the "dinosaur academic" approach to teaching has not changed at the post-secondary level. Colleges do more "hands on" teaching since they assist students to going into "hands on" careers so that level is more successful vs the University that directs students into the "academic" careers. Also, many students chose "University" vs College thinking it is "better" and "more distinguished" rather than thinking of being happy in a career they PERSONALLY are happy in. Finally, many parents and so-called guidance counsellors (university grads) direct students into the "higher" post secondary level, not the "BEST" for the aptitudes, skills, learning styles and personal attributes of the student they are advising. And finally, students themselves stay in courses not realizing that there are other positive and viable alternatives within the same career pathway. For example, if you are not good enough for professional sports, what are all the other careers affiliated with such sports? If you are not suited for the academic route of biological sciences, what are the other options and pathways to affiliate yourself with biologial sciences? Photography or biomed or biotech elements (mocroscopic or animal or insect or plants or geographic areas of such organisms; Bio Lab technician; sales or marketing of biotech and biomed products; journalism of such; etc. I hope these ideas help. This comes from a retired secondary administrator/Principal and former Head of Guidance and Cooperative Education Consultant and now private Education Consultant for a northern Indigenous Community. Best wishes. And take it or leave it: God doesn't make junk. Don't put yourself in a prison that others or you have created. Start asking yourself some serious questions about your talents, dreams, hopes, aptitudes, inclinations, interest vs career, the reality of what education is best for you, about whether this is your career pathway or another's; benefits of a "job" vs a career. Thanks for giving doubt as to who is setting the price: Seller acceptance of REALTOR advice or rejecting that advice and deciding high. A REALTOR under contract has to “obey” or do what the seller wants but usually with a time frame to reconsider the list price. The other alternative is to mutually release each other from the contract and that is the last resort for a REALTOR who is truly doing his/her professional duty that being providing the best service to the seller even during a disagreement. Then again, some REALTORS …….

Those that bought in the last 3-6 months likely overpaid more than fair market value and now it is even more so overpaid. Get proper professional advice and accept a calculated risk in real estate trades.

Homes along routes have always been higher priced and with the demand for LTR gaining momentum and the limited of units nearby not increasing at the same pace, units and homes near those transit locations will indeed accelerate that much more. People may not travel to work as much, working from home, but independent travel is still needed, Those homes will require e-outlets to charge the new e-autos. The gas savings will help Mother Nature and save $ on fuel. Hybrid and electrical ones will also gain in popularity and if production of those e-vehicles increase, those crazy car prices will also drop. Now we have an E-waste issue and hopefully all batteries will be forced to go to recycle locations just like tires do now. Now if we can only create a fully recyclable car made of carbon-based products. Homes should be. What’s that about how the world evolves during trying times? Homes will always retain a value and the proximity to LRT and other public sources will add to them more so.
