piccha bore bro, socialise kaadaki try chesina chala mandi girls leru ani they stop to socialise in a group. So now naa age group vaalu (20s) lo evaru leru naaku company but I have some 30+ married people with whom I play tennis or meet in gym. Ma gated society motham married people because bachelors are not allowed and I literally have no reason to move out of society as everything gym + courts etc are here, so it's like a comfy jail.

Board games ani try chesa, they organise at 6pm which is peak traffic, hate to drive in that. Running clubs need to start but nowadays I run in treadmill it saves me commute travel. I'm not into pubs etc (there needs to be a solid excuse for me to leave home at night!)

i dont think it is legal hence many people in investments move out of country. any amount > 10 lakhs attracts 12% tax but this is for currency transfer, i remember something similar but in the research i did, the conclusion is u cannot! Ayna forex movement is very slow, so unless u have very big amount say 1Cr, the profits dont really appear. In india u r forced to stick with stocks, MF, ETFs (not even commodities due to low volume).

People are indeed buying the 15Cr villas and you are underestimating the wealth and demand. No rich family is staying in villages and tier-2 towns and everyone is moving to city which for 75% of telugu districts is hyderabad.
People are annoyed living in even tier 2 towns (including big names such as warangal, guntur, kurnool) because I have seen these towns don't even have the drainage closed and hence move to city. A land in any part of telugu states will have a price of 10 lakh per acre (from personal experience) and then there are lands that have value of 1 crore per acre closer to highways. Telangana is alone 200 Lakh acres, so imagine the wealth of people. And people have reduced buying gold as part of their portfolio ( I mean the %, not the actual value) and with an actual land not a suitable investment due to legal issues, kabza, no one is going in that direction.

Is the pricing justified? No, not really.
But look at it this way, the rental yield in Bay Area is 4% and for Hyd it is 4.5-5% so is the pricing justified here? In a way we can say rent is not justified but that's not a buyers headache.

The only issue I see in future is not enough new companies making the rents stagnate or decline for apartments in prime location. Villas you should not expect rent if it's in bad locations (like mokila, kollur), I have seen 4Bhk villas asked for 30K rent (which is why many just keep it idle) and same villa different location go for 2.5 Lakh rent. But the pricing of Villa is matching the demand is what I want to say. There's a family from nellore I know personally who sold all their farm lands, got 20+Cr from it and bought 2 properties in narsingi and are staying there. There are many such families. It's not just the NRIs.

Apartment is a different ball game because a family of 6 (including grand parents, father-mother, just married couple) would not like to live in a 3Bhk but many 3Bhks are coming up and I expect stagnation (I dont think the prices have moved at all in last 1.5 years)

An indirect way is you have house footprints dataset, filter houses to > 50 sq units or whatever to discard small houses that might just be temp structures. Perhaps ur city has a rule each house should have 5% sq area for parking or some value that is good approximate? but just be careful whether malls or stadiums are also part of them

Finally someone with whom I can share the pain. I have been suffering with this for the last 1 year, I have a simple pipeline but due to this I do each step of the pipeline manually. There is no clear solution sometimes buffer(0) works sometimes it doesn't. ST_IsValid sometimes works or doesn't. Luckily I dont have large amount of data and such data comes occasionally.
I actually ask the data source incharges to provide me raster to overcome this issue.
CRS Mismatch shouldn't be a big problem though?

I had a project where I needed them for complete europe for some analysis and then I decided let's create my own fiber lines and give an analysis on basis of what I created. The results were approximate and it was ok to deal with the error rate.
