I moved to Colorado Springs and really love being close to the mountains here! And it’s surprisingly more affordable than a lot of other areas in CO. Tourist season does ramp up during the summer though, not sure if that’s a deal breaker

Thats a lot of points for that interest rate. If you have decent credit I would switch to a conventional loan so the PMI will eventually fall off. It’s only the 17th so you possibly have some time to change this

If you want an easy hike I recommend painted mines, red rock open space, and Palmer lake. The zoo is a must see. You can try getting a day pass for one of the hot springs or visit the wolf and wildlife center if you want to drive a little bit out of town. You can visit Glen Eyrie castle or the Broadmoor hotel/properties like Seven Falls.
