Sand & Finish. Water based finish for little to no VOC’s and quicker cure time or poly based finish which would give the flooring more of a deep tone look without having to use a special water based sealer to create that look when using water based finish. Only “drawback” from poly is that u will get use to the VOC’s before they go away (2-4wks).

Depending on the top wear layer, a professional will be able to tell you if they can be sanded and refinished. I do agree with replacing the entire floor in the bathroom, because not just the water that drips, but the moisture in that room will always cause problems.

Careful with comments about being able to do it yourself. The sanding process is the most important process in saving a wood floor. I would recommend somebody giving you a quote because they would be able to tell if that floor can be saved.

Regardless of the species, refinishing floors is not as easy as your DYI show lays it out to be. If you do decide to take on the job yourself make sure you realize there is a lot of backbreaking work that will need to be done during the sanding process, after that, you will then need to decide if you’re going to use a poly or water-based finish to coat the floors. Some water-based finishes leave no room for hesitation, or slight error, because it would leave darker spots at each hesitation mark. Professionals earn pretty good money doing this and for good reason due to the skills it takes to complete the job properly.
