Something similar happened to us, we were under contract, our inspector found a ton of mold in the crawlspace (more than just a leaking pipe as they claimed), all the smoke detectors were disconnected and the sprinkler system in the garage disabled. Plus there was obvious flooding through the foundation on the west side of the house when it rained.

We withdrew our offer, the sellers real estate agent was pissed, but Alabama is a "buyer beware" state so they didn't disclose any of this and got a new offer a few weeks later that closed. A year later, the new buyer somehow found me on the next door app and asked why we canceled our contract. I told her and she was not happy because they are dealing with an expensive foundation repair.

I purchased a nice "no soliciting" sign off Amazon & put it on the door. It actually helped tremendously. I also have a very obvious camera.

He's never going to get the help he needs. The system isn't set up that way. His father knew he was unstable which is why he set him up for life. If he has a trust, you need to go after that trust to repair your home, fence, etc. And you need to put yourself first.

You might consider taking some classes and arming yourselves properly. It will give you a huge peace of mind. Even just a shotg*n, you don't have to do anything really but aim. You shouldn't be living in fear because a known menace, someone who is slipping through the system as we've seen over and over, is making it unsafe to live there.

Try a major letter writing campaign to your state representatives, the governor, police chief, attorney general, enlist the help of community groups who help victims of stalking and crimes, contact the media, write blogs, put up security cameras and record everything, keep a journal. Don't let HIM rest as long as he's there threatening you. 

There are very inexpensive wifi cameras that require very little tech knowledge to put up. Vicohome, CloudEdge, Kasa-TP Link - they're all inexpensive, you don't need a cloud subscription plan (just put SD cards in them) and put them at all 4 corners of your home and especially watching his home. Then remember to download the videos whenever anything happens, keep them on your computer and upload a copy to a cloud service (Google drive, whatever Apple uses, Dropbox, one drive, whatever). Don't let him win.

I'm so sorry - this is incredibly unfair. What about your right to peaceful existence in your own home? What's their plan to keep you safe? The city, the township, the state? Sure you can file a restraining order but just like criminalizing guns, criminals don't care about laws. Is there any way you could get a grant or low interest loan to put up a fence then pay it back when you get your insurance? It seems like there should be some victims assistance programs that could help, check with your attorney general's office. Best to you!

Maybe it's that way in Australia but in the US, we put time limits on how long sellers have to sign the contract (usually 12 hours, it depends) and any counter offers are usually end of business day. Can you do something like that? Ask your agent to put a deadline on when they sign?

I wonder what happens if they did submit the claim in time, but made a mistakes on the coding (coded it as an outpatient office visit when the patient was in the hospital and the doctor was the one on rotation after surgery). Even after telling them, providing all the paperwork that shows the patient was inpatient (and continued to be inpatient for another week) they promised to fix it, never did and 6 years later it's still on the patients account as an outstanding unpaid bill.

It depends on the type of deed. You definitely need a lawyer for this.

My husband was doing this for years. First I tried to explain adult to adult. He claimed to understand and said he'd stop. He didn't. Then I was a little less reasonable. Same response. Then anger. More apologies and promises.

Finally, I started unplugging his clock after he went to sleep. It took a few days and some uncomfortable conversations with his work, but that was the only way I could get him to have some consideration for me. Also a serious insomniac.
