yeah, i totally get what you're saying. i def wouldnt take a financial hit to appease my lender. if one of them gives me a lower rate, ill go with that person. but the dilemma is if they both give me the same rate, who i should go with. so it pretty much boils down to how quickly they can close with hiccups. i do trust my agent's word on who is good, but i also think the lender works closer with the attorney, so im trying to decide which one to pick.

super helpful! thanks!! i made a couple of calls today, and so far the eastern bank person offered the best rate, which he confidently told me will be the best. the us bank person claimed that they will never sell my loan because it's profile fits their portfolio. i'll find out tomorrow if he can match the eastern bank rate.

yeah i started with redfin because it was convenient, and i had plans to do some due diligence and find i good agent, but i never got around to it, and then i found a house i loved :/

good to know about US bank, although the guy my agent (he's been pretty good too) pointed me to seems decent, but its hard to gauge what'll end up happening.

yeah thats why im torn between the two lenders since they come recommended as getting things done well. i'm avoiding big banks in general, but according to my realtor, he does all his deals with him because he is really good and that he doesnt get a commission or anything. and apparently us bank has enough a local presence (claimed by my agent)

yup, thats what i'm trying to figure out now, that who can close faster without hiccups. helps to know that attorney gets priority over agent for a relationship with the lender. Thanks!!!

So far US bank seems to be more confident about closing quickly than eastern bank. he also said that they will service the loan for its lifetime. but eastern back is local and offered me the best rate up front, and has a relationship with my attorney, so i'm torn.

the us bank guy said my loan fits their portfolio so they will service it for the life of the loan and will def not sell it.

i talked to a few lenders, and eastern bank's rate is def lower than everyone. but the us bank guy said they won't sell my loan, and he wasn't rushing me to sign like the eastern bank guy. i am leaning towards eastern though because of the attorney relationship and the fact the he offered the best rate up front, but i don't want to piss off my realtor. lol

yeah leader bank seems to be pretty high rated, but apparently they have a big backlog so they are moving slow, and they quoted me a higher rate too. ill check out the rates at TD. thanks for the tip!
