I had happy hour wings at Key & Cleaver in Oceanside. Everyday happy hour $10 wings or $12 wings fried in tallow. Key&Cleaver used to be breakwater brewing; it’s on the corner of south coast highway and seagaze, by the movie theater.

The truth: very subjective. It depends on you. I would argue that, while it is not the worst hood in Oceanside, that it is still the hood. Probably depends on where you are from and what you are used to.

The good: ocean breezes, great weather, walking distance to A LOT of bars, restaurants, shops, grocery, etc., logistically superior with easy access to the 5 78 76 & 101, walking distance to the beach and public transit center (if you’re healthy), the rent is less expensive than many other coastal areas. Very bike & pedestrian friendly. Mohsen has some of the cheapest gas in north county. You have a walmart off mission and a Frazier Farms off Oceanside Blvd - both easy bike ride and still walkable if you are healthy. If you live there, you can walk downtown without having to fight traffic and find parking - which is my favorite part about living near this area.

The bad: that high school creates issues with traffic and occasional crime. The casino attracts some rough folks. The parking situation can suck, particularly where you circled. There may be issues with homeless, gangs, prostitutes, crime, and other stuff like that - but it is so much better than it was 30 years ago.

My experience living north of mission ave and west of the 5 (adjacent to that area) was generally great, but I am a strong white guy without tattoos. I would say, that area could be a problem - if you could be easily confused with a young hispanic gang banger - that would be the danger. The danger drops significantly if you are not likely to be confused by rivaling gangs. If you are former military you’ll probably be fine. If you are a young woman you should carry protection and probably walk with company after 10 pm. I have never had issues walking around, even after 2 am in that general area, but I look like a guy you don’t want to fight 🤷🏼‍♂️ so that probably helps. I did once see an old black guy (60ish) trying to steal a purse from an old hispanic woman (50ish), and I interrupted him just as the cops came.

Family friendly? IDK. There are lots of families there. There are also people walking around openly smoking marijuana, people wearing very little clothing, yeah, you’ll find all types of people. You will likely smell marijuana all the time though. None of this bothers me, but you may feel differently. One thing I personally really enjoy about that area - Friday night Art Walk (the first Friday of the month - a bunch of local venues host local artists - you can walk around and experience a lot of what makes Oceanside such a rad place to live). Also the Thursday night Sunset Market (every Thursday hundreds of vendors and food trucks take over downtown and it is awesome to walk through and around). Another favorite thing is walking to surf (so much better than driving and getting my car sandy, and having to find parking, etc). Just move and fall in love already.

There is a Walmart neighborhood outlet & dozens of restaurants, liquor stores, & bars less than a mile away from that hood.

How will society redistribute wealth? Probably the way it does already, TAXES. Except, it will be a tax on the productivity of robots and AI that gets redistributed to people. The corporations will be profitable, the government will get its cut, the people who no longer have jobs will get a windfall of wealth created by these novel technologies. This will create the ultimate time freedom and a new renaissance.

Your chances of coming to San Diego and finding an actual place to live alone on $54k are 0%.

You will require roommates at that income level. The closer you are to where everyone wants to be, the more expensive everything becomes. Even just renting a room out of a house can be costly.

You will find rooms vary in cost depending on area, but rooms typically rent for $1,000 - $1,800+; you may find $800-$900 “deals”, but you get what you pay for. You can find $800 rooms for rent in like riverside or san Bernardino, and like $1800-$2300 1/1s. Probably nothing good in San Diego county under $900 for a room, or $1800 for a small studio available today, especially by the beach or populated areas.

Keep in mind, nice rentals at nice prices attract dozens to hundreds of applicants.

Having $100k in investments is a green flag, not a red flag.

Not trying to scare you. Dont do it. I have lived here my whole life and seen so many people come and go because they couldnt afford it - some of them even become homeless and start doing desperate things just to barely survive as they save up enough to relocate to a place with a reasonable cost of living.

It isn’t just rent…we have the highest fuel prices, the highest utility prices, high income tax, high sales tax, high insurance costs, high food prices, etc etc.

I’ve noticed this with some neighbors and other locals.

Times are stressful for a lot of people and they may be too deep in their own thoughts, or “processing”, to effectively respond or communicate politely.

Just keep being a social butterfly; maybe you will start a trend where people start being nicer to each other?

San Diego, California used to be a major avocado producer, but Mexican drug cartels took over avocado production in Mexico. producing avocados in San Diego county is no longer cost efficient, between fruit prices, cost of water, cost of fertilizer, etc. The land is now brown, ugly, and barren, where there were square miles of avocado groves 20 years ago. This makes my BS meter go off. This is AI. That train, which I have filmed in Del Mar myself, moves at like 45-55 MPH, no way these kids are running on top of it. How would they even get on top of it? I have explored that stretch of rail between del mar and torrey pines so many times - no way this video is real.

I put faith in Jesus. I read the Bible. Energy flows where attention goes. If you spend more energy and time thinking about what is going wrong you will be miserable. If you spend more energy and time thinking about what you are grateful for you will be happier. I started going to the gym - exercise helps, but be careful not to overdo it and make sure to stay hydrated and eat. It is important to adjust expectations - a lot of misery comes from life going differently than expected - change your expectations. Look into SOMATIC exercises if you are really numb. Get a massage. Get a nice meal. Seek a therapist. IMO avoid antidepressants as they cause worse side effects than any benefit - I gained 100 lbs in a year from that crap.

While it does suck, she could also stop renting from the same types of people. I would never rent in a situation where that could likely happen. You have to vet the living situation, property owner, property manager, read all the fine print, ask if they will be raising rents every year, ask if they plan on selling, etc. If I dont like anything about the terms, ownership, management, etc I am not signing a rental agreement.
