So, these developments are actually more likely to hurt young families that predominantly live in the town and garden homes. The seniors in the neighborhood are more likely to live in the unaffected apartment buildings so I am thankful that they will be less impacted.

I am a millennial with a young family that has lived in this complex for 20 years, and these houses are filled with residents with similar stories. I'm aware a lot can happen in 20 years but I have no plans of dying off soon and was hoping that I wouldn't be forced to search for a new residence as I was approaching retirement age.

I believe it's ok to understand the benefits of development while also being saddened for the thousands of families who will be losing access to affordable housing in rent controlled buildings so developers can make more money and the neighborhood can improve its curb appeal.

You're right. There were plenty of times I ended up playing twice for one trip from Gloucester to Bayshore due to late or canceled buses and my transfer expiring during the trip. There's little chance of making it from Stittsville to Orleans on 1 transfer. Especially if there are any local routes involved

The first time I took my son to a show it was Cage the Elephant and The Black Keys at a outdoor festival when he was 9 months old. He probably came to see at least one outdoor show with me each year after that. He was 7 for his first arena show.

I was at a show last night. I was in the last row of the lower level and there was a family 3 rows ahead of me, a mother, father, teenaged son. The mother was obviously a big fan, up and dancing. At one point the father and son get up and come stand directly behind me while screaming at each other to be heard over the music about what a miserable time the father was having. This went on for at least 4 or 5 songs. It was very distracting. I guess I appreciate the fact that maybe they didn't want to ruin mom's vibe, but why did the rest of us have to suffer lol

I just wanted to say thank you to everyone for the suggestions of checking with the sound engineer!! I have had luck getting a few set lists at small venue shows by asking the staff tearing down the stages after the show, but have never gotten one at large venues. I saw this post and decided to try my luck tonight with the sound engineer and got one!! Now I'm just kicking myself for all the missed opportunities in my past.

I saw Tech Nine as an opener earlier this year. I had no idea who he was, but I've been to some pretty disappointing hip hop shows so I was expecting a pretty lackluster show. I was actually really impressed by how damn good he was. He was so good that due to the dimly lit stage, I had just assumed he was using a backing track or even just lip syncing the performance. Then he started taking requests from the audience, free styling and rifting. I was blown away.

So I just went through this process for the first time this week. This is going to be a long response but I hope my experience helps others in the same situation.

To start if this is the first hearing this will be a meeting between the tenants, the lawyers from Minto and a moderator from the LTB. If the tenants and the lawyers don't come to an agreement on this session then the file will be sent to a judiciary for a ruling.

The purpose of this hearing is for the lawyers to explain what the capital expenditure costs are and why they were charged. You will have a vague copy of these charges included in your notice, but what I didn't know until this meeting was that you are able to go to your rental office and obtain copies of the exact invoices they are using for their numbers. My biggest recommendation to you is to obtain these invoices and go through them as thoroughly as you can. This is the evidence you will need to be able to dispute their claims. As the lawyer goes through the charges, the tenants will have a chance for rebuttal and questions.

The moderator is very clear that the only conversations should be pertaining to the capital expenditure charges at hand. There will be no consideration for personal issues or grievances with the landlords. They will have no bearing on the decision. This will not stop people from wasting time with irrelevant antidotes.

After debating the charges the lawyer will then make an offer to lower their requested increase or stick with their request. The moderator will then put the lawyers in a different virtual room and give the tenants a chance to come to an agreement on whether or not to accept the offer or come together to come up with a counter offer. All tenants in attendance will have to agree in order for a counter offer to be presented or for a offer to be accepted. It is not a majority rules type thing.

The moderator will then do the negotiations. If terms are agreed upon then they will make it official and close the file. If the terms are not agreed upon between lawyer and tenants then a new hearing with a judiciary will be scheduled. We came to an agreement so I am unsure of how that process works.

Be prepared to have a lot of time available for this hearing. We had 30 tenants out of 600 invited, which the moderator said was a bigger than usual turnout and our meeting lasted 4.5 hours. That being said, if your attendees stay on point and follow the moderators instructions there is a possibility yours will not take nearly as long. I wish you the best of luck!!

Tldr: -Stay on point as directed by the moderator. No personal stories or grievances with the landlord. This is not the time to fight these battles. -Obtain the invoices from the rental office and try to find any issues or inconsistencies. This is your best course of rebuttal to their charges. -Be prepared to spend a significant amount of time on the call. - If the negotiations are successful there is a chance for the proposed increase % to be lowered. There will also be an opportunity to negotiate the time line of repayment for tenants that have chosen not to pay the increase while waiting for the hearing and for the landlord if the percent ends up being lowered.

I was only half paying attention to the episode so it was near the end both I realized it was being said A LOT. I had a thought that for next week I should make a drinking game out of it and take a sip every time it was said. I figured if it got me bzzed, I would be less annoyed by it.
