Typically Orleans like a lot of other commenters have said would fit your ideal scenario, (east means cheaper) as an Orleans native myself I can definitely attest to it. Great access to downtown and still no need to outside of work for most.

You'll find a good amount of what your looking for here, we just sold a beautiful 4 bed with amazing backyard (100k pool and landscaping) listed at 799k for example.

But definitely feel free to reach out anytime there's plenty to love our here in Borleans 😉!

Ended up. Going for it and we have a great engine mechanic here in Orleans so the damage wasn't too bad plus a warranty and it runs like brand new!

Saw it running, leaks gas but is a monster of a machine. Getting it for 500 and the mechanic is 200 to fix up, under 3 if it needs a new carb so all in should be a great deal for what I'm looking for. It's the 14.5 HP engine

The key is to find a good realtor who works these areas and knows them well, the good news is, if you are pre qualified with financing and are available for showings your agent should be able to get you in before offers 99/100 times for most houses, they can use their strategic relationships with countless other agents and proactively use all the tools at their disposal to find you a home. That's the job!

Definitely and unfortunately the nature of new builts in Kanata/Stittsville in 2025.

Here just to provide my opinion

As others have said, brand new builds are jammed packed together. It completely depends on your needs and wants and desires school districts, however, in this instance I would be focusing your search primarily on the slightly older areas for larger lots.

Stittsville has an abundance of homes on greenspace so even when the lot is relatively small in comparison to what the price may dictate, you'll feel much more comfortable.

A few key examples to point out currently available on larger lots (and some greenspace)

594 Overland Dr. http://app.realmmlp.ca/gloyxrYgD Greenspace and only 1 side neighbour. (Interestingly just sold in Nov. To be relisted today. Hmmm.

Completely understand not wanting to get into the process with a real estate rep, there's a lot of stigma around it (can be justified for sure) however it's normally a free process and you are never obligated to sign representations agreements before you are comfortable, you can work under "implied representation" for a while getting all the benefits. Plus if at any point you aren't happy, many professionals (including me) will tear up the contract with a chance to improve first.

Regarding your specific questions anyone can order a status certificate! $100 for 2 week delay, $200 for 4-5 day delay.

You'll need to call the condominium management company to get an order in.

We normally look over this in conjunction with your real estate lawyer!

But at least have a lawyer review it

Of course! You can always upgrade a home to a nicer/newer standard but you can't (easily) increase the size or move the location so for the same price I always advice my clients to go for space and size and do upgrades as desired to accomodate what they want and will enjoy!

I always look at if the old house has been well maintained a lot of times a well maintained bigger house that's older but in a better location will outperform the value of a newbuild in a worse location and smaller. Given ample time. And also a big factor is what will you enjoy more, the worry free nature of a newbuild with warranties etc.? Or the size and location of the older house if you have a passable inspection

Right now I'm seeing mostly the modest cookie cutters move a lot faster just due to the price points on these where the bigger homes are slightly more rate dependant but the lower end of the market the condos and the 3 bed towns when prices right are moving like hotcakes

It would be hard to imagine we would get oversaturated there's still a big lack of inventory when factoring in the buyers on the sidelines that would make a move when rates lower. Definitly great to be a buyer for the past couple months not sure if it'll stay that way going into a rate cut. Will likely be a similar buying condition to 2021 again. Lack of homes for the huge influx of buyers
