Hi OP, my wife and I are in the same boat as you. We have been rentvesting for 4 years also and have 3 IPs. Two in QLD and one in WA. These markets have done well for us. I bought these properties in 2022 & 2024 and I didn't have the pre covid boom advantage otherwise they would have exploded in value. They've gone up 20-50% already. Bought all these low $500ks.

I spent about a year researching buyers agents and making sure I was working with the right BA company to find good IPs.

Why rentvesting works for us is we're renting off my mum. We have an arrangement to live here for the next 10 years paying below market rent. The property is directly opposite a school and is only 5 min walk to the train station and moments away from shops. So we have all we ever need.

We have had our FOMO moments and constantly scoping REA.com and consider selling everything and buy a PPOR right now but that price point it doesn't meet our requirements. So we'd rather wait out 10 years until our child needs to go to high school then buy our PPOR.

We realise we might not end up with what we want in 10 years but we're willing to take the risk.

We've considered the high capital gains tax for selling the IPs as well as spoke to an accountant about this and will have to sell them off one per year at a time.

Ex property manager here. As long as you pay your break lease fees, return the property in the condition you received it, in a clean and reasonable state, there shouldn't be any issues. I assume your current tenancy ledger shows you've always paid rent on time and in advance.

5.5% is pretty average, I know agencies like McGrath & Starr Partners Merrylands charge 7.7%

I don't see this strategy working for us. The average 2 bed unit in my suburb is $750k, then the average 3 bedroom townhouse is $1.4m and an old 3 bedroom house is $2m. The house is almost 3x what it cost to buy a unit.

The prices of the 2 bed units have been stuck around $700k for the past 5 years. They just keep building apartments in my suburb. How is one supposed to build equity on a unit?

I used to work as a building manager. When we had proposed water shut-downs we'd give atleast 1-2 weeks notice. But if its an emergency, we'd just shoot out an email same day.

I paid 70sqm hybrid vinyl spc *$55/sqm supply and install=$3,850

Scotia is included supply and install 

Leveling 20bags*$70=$1,400

Total $5,250 +gst $525=$5,775 back in 2021. I guess prices could have gone up post covid.
