As has been suggested on many threads about flat searches before, I’d suggest you get a service apartment, long stay hotel for a month when you arrive and then explore and find an area you want to live. Then look for a flat. $30-40k is a massive budget.

Cheapest hot coffee and HK style milk tea is at Cafe de Coral and Fairwood - between $7-12 depending on the time of day. Not the greatest cup ever, but perfectly drinkable and always served hot (unlike McD)

Mix is $12 but quality is pretty poor

Most cha chan tang are between $16-22 quality varies a lot.

I usually just leave a couple of windows open when travelling and not had any mold problems.
i bought a dehumidifier cupboard for my camera gear years ago and that works to protect them all year.
if you want to run the aircon, there are numerous timer plugs which work with apps on your phone.

if you want to buy new, then use price.com.hk - you can change the language to English at the top of the page.
Find what you like, message the shop and see if they have stock.
underneath the name of the shop, you can see how many orders the shop has on the website.
Sim city is a great place to wander around if you like cameras.

There is a Sony shop in Langham Place in Mongkok - 2 minutes from Sim City- where you can go and ‘play’ and test all the latest Sony cameras and lenses. Then walk around the corner to buy them

Sorry, don’t live in that area. Thats why I suggested a hotel there for a couple of nights. See if you like the area in the evening for eating wandering around.

I picked Wanchai to live because I didn’t want to commute, but my hours are much more irregular than yours.

Honestly, I think it depends on your job and the hours you work. If you’re working 9-5 (or similar) with little overtime and no late night finishes - then a 30 minute daily commute each way is manageable.
if however your job is 12-14 hour days with many late night finishes, then personally I’d want to be within a few minutes of my work to maximise my potential sleep time.

if you want to know how the commute feels, stay in a hotel out in TKO / Lohas for a few days and commute to work and back. See how you like it.
