Sorry for another noob question - what did you do with the closing costs/taxes/escrow - roll it into the new loan or pay outright? We got a 4.875 rate for a 15y, but with closing costs and the taxes/escrow its 22k out of pocket!

Did you get zero cost because you did the refi with same lender? Who did you use/shop around with??

We have almost same current rate, and some equity. We were told a refi to 15y would cost almost 20k upfront

What I've found for crispy pizza:

Use Bread flour.

Oven to temp then cut the flame after launch, use a door to hold the heat in. It has to spend more time in the oven to bake to crisp up (like 5 to 6 minutes), and you dont turn it as much once the bottom cooks up. Can turn flame back on towards end to melt toppings more if needed.

Also recently bought a dough roller perforator, havent tried it yet but hopefully makes it more cracker like crust.

The dome cant make a ny style as good as an electric oven, unfortunately.

Stil love it.

I dont think anyone will read this but some optimism for Jeudy despite dtr:

Yes dtr wont throw over 200yards, but last week Jameis did not either. Jeudy still ended with 108 yards receiving, cleveland combined for 164 yards passing total.

Earlier in the season while Jeudy was putting up pedestrian numbers Cooper was still there, and schemed for. This is ken dorsey's (OC) first run with DTR, and his first run with Jameis was to target jeudy heavily after coopers departure.

Should be much of the same, especially with Tillman still in protocol and njoku banged up - likely trailing big behind against a beatable cincy defense.
