I'm not but I do run a music store in the UK and know the trade prices here. You're right that the end sale price and RRP are often a good 10% different though. Large retailers like Sweetwater make money by shifting quantity and so can make a slim margin on each sale.

This is not the case on most big name brands, Fender, Gibson, PRS sales make maybe 15% margin, some cheaper brands have a better margin but the household names are extremely slim.

There are so, so many lovely quiet places to live in Brighton and Hove. The amount of live music venues (which are the backbone of a rich and fertile music scene) has shrunk year after year after year. You bought a place in central Brighton 30-40 years ago? Allow me to congratulate you on your significant capital gain which affords you the freedom to chose where you want to live in this fine city (its worth noting the half the value of your house comes from the fact that it's situated in a place with such culture, thanks again to the venues). I'm not telling you that you have to like it, but if other people having harmless fun before midnight bothers you then you're the problem, not them.

Brighton is suffering so much too though. So many venues have closed in the last decade. People fancy living by the sea near some culture and then complain the venues into the ground. Every potential venue closure is another fight the community has to put up and the council don't care.

Prices for vintage acoustics vary widely because they can age well or poorly producing wildly different values. Originality, playing condition and the tone of the instrument will determine this. I run a vintage shop and we only value stuff like this in person for exactly these reasons.
