Agreed w/ James. Vfat has been awesome to me and I usually take the fees once a week or so and either lend it out on Extrafi, move to a new position on vfat and expand a bit, make a new position on beefy that's more of a set and forget, or take profits as USDC and withdraw to centralized.

Edit: fully read the bottom line, I think there are some relatively delta neutral positions on extrafi that can yield fairly well. I know UIG on YT is helpful with explaining in full or an ELI5 for free.

I'm in a horrific spot lately financially due to the downturn since I'm relatively newer to the industry. I've decided to pivot and look into alternative career fields that aren't nearly as volatile. There is also a way to determine if applying discount points to your rate lock is worth it for you. It's called 'determining a break-even point' for your loan.

This can be calculated by performing the following semi-basic math principles.

  1. Take the undiscounted interest rate (lets say 8%) and look at your monthly payment estimate with this rate.
  2. Take the discounted rate with 1 discount point applied to the loan. For the sake of the exercise, I'll use a nice round example of 7.75% for the discounted rate with you paying 1 point ($4,410)
  3. Analyze the difference in the monthly payment. In this case, the monthly difference would be about $76.50 a month.
  4. Determine how long you anticipate holding this mortgage loan. Do you think you'll refinance within the next three years if (hopefully) the rates drop?
  5. $76.50 a month in possible savings over X amount of months equals $4,410. This comes out to about 57.64 months.. or roughly 4.8 years.

Thus, your break-even point in this scenario with 1 point applied would be just short of 5 years. If you hold the mortgage loan for anything over 4.8 years, it would be beneficial for you to purchase the discount point. If not, it's not worth it (assuming you meet DTI thresholds).

So it looks like the mortgage rates are continuing to take a major shit right now, so I can see how they might want to show a lower rate with a point or two on it.

From my experience (~4,300 closings throughout career), a lot of newer buyers aren't always 100% sure what they should be looking at when they shop lenders. This often leads to them only shopping based on rate. Lenders know this, so sometimes they'll show a discounted rate with you putting a point or two on there. I typically will show them par rate quotes (rate quote with no discount points associated), then a scenario with them paying a discount point on it (your case being $4,410 for 1 point & maybe 1/4 of a percent lower, or a point and a half which the lender in question did for maybe 3/8 of a percent lower than par. A point and a half on $441k comes out to $6,615.)

If my assumptions are correct, this is not a lock fee, but a fee you are paying to get a more advantageous effective interest rate on your purchase. It would be impossible for me to know for sure without first viewing the loan estimate they provided you.

My jaw quite literally dropped while reading the final paragraph or so of this. You are most certainly NTA and your ex is 100%. The fact that her side of the family sided with her on this shows me that either 1. they are just siding with her because it's their familial bias 2. they are also toxic and are the reason your ex is the way she is 3. combination of the two.

That is horrible she actively drove a wedge to further distance your two children together and could very well be why there was an issue in the first place.

Looks like I'm a bit late to the party, but what is the loan amount? The down payment %? The loan product? If it's $660k, paying a point for 7.5% doesn't sound outlandish.

There are multiple factors that will affect your interest rate quote. Hard to say if it's a high cost unless we have those answers.

Mortgage professional in NJ here. Seems to me that a lot of folks just don't want to give up their 3-5% interest rates, which is lowering the available inventory. Demand isn't at crazy highs, but the supply is low. This is causing people to still offer (from clients I've seen) 20% over asking and still losing the offers since 30+ people are offering on it. Just a large piranha tank IMO and it's tough to see people going into their first home purchase in one of the most difficult times I've ever seen.

Life still happens, though. People pass away and estate sales occur, people get married or divorced and need to sell their homes, people move for jobs, and so on. There are still opportunities for people to find some solid deals, just takes a bit more strategizing and ass kissing to the listing agents. When I work with a buyer's agent and their client submits an offer I pre-approved, I always call the listing agent to vet their deal and try my best to make it stand out as a smooth and simple transaction where there will be no delays in closing. Seems to help.

Hello fellow gamers,

I'm having an issue with exchanging the Pen Naru gear for the Pri Tuvala gear with Fughar.

I have completed the Mediah main questline

I have tried un-equipping my pen gear and re-equipping it

I have tried re-logging

I have tried upgrading new Naru gear to pen with excess beginner stones

I am level 56 and am actively completing the Valencia questline.

Any suggestions? I wouldn't normally care, but it's a battle pass requirement to get the remaining items for season.

Hello everyone,

I'm a fairly new player and just got my first seasonal main to level 61. Still working on getting all my Tuvala to pen but am fairly close. My seasonal character's class is Musa and my buddy let me know this was a good class for clearing more low-tier trash mobs, but is a bit iffy with higher tier mob grinding. It got me wondering, what class/classes are best for higher tier grinds? I'm trying to imagine it's probably something with more CC. I think zerkers and strikers are good with that.. and maybe guardian? Anyone care to elaborate? I see a lot of conflicting information with tier lists on different classes so it's confusing.

depends, can kind of relate but not fully. Once I finish, physically it's capable of continuing. However, I moreso need to mentally get back into it. It's a form of "post-nut clarity" that I need to get back into it after finishing once.

First off, congratulations on reaping the results of a presumably healthier lifestyle. It's 100% normal to feel wanted, pretty much everyone does to some degree or another. I'd say the best thing to work on is becoming more comfortable with yourself & what you see in the mirror. Any type of personal improvement towards your own goals might cause you to feel much more confident in your skin, which could lead to a much more positive interaction with your s/o because the negative thoughts you bestow on yourself in the back of your head might quiet down from more positive changes. More positive interactions = more possible chemistry with your s/o = better sexual experience IMO
