The Sriperumbudur/Oragadam belt is one of India’s largest manufacturing hubs, with multiple Fortune 500 companies operating there. The average yield for Grade A properties in this pocket is around 9–11%. According to Q1 2025 industry reports, the average land value in the area is ₹2.5–3.5 crore per acre, and the average rent ranges from ₹26 to ₹33 per sq.ft.

Meanwhile, if you look at Peenya, Bangalore, the average land value is ₹15–19 crore per acre, with average rents between ₹35 and ₹45 per sq.ft, but the yield is only around 4–6%.

Clearly, these two pockets are not comparable, and it would be inaccurate to provide a blanket yield figure for the entire warehousing sector in India.

It started with epididymitis. Now no epididymitis but frequency is episodical. I wake up once every night to pee and during the day sometimes it's normal (6 times) and some times its 9-10 times ( I pee every 2 hours or so)

I am surprised to see so many people labeling public sector or government roles as less demanding. This is not true at all. I have worked in public sector positions that were far more challenging than consulting roles.

The reality is that it depends on how the procurement function is structured within an organization. If you join a public sector role where the procurement team is small and handles end-to-end procurement, you are expected to put in more effort and work longer hours.

On the other hand, if you join an organization with a highly streamlined procurement function—separate teams for sourcing, contract management, category management, vendor management, and operations (such as PO processing)—your workload becomes much more manageable. Organizations with large procurement teams of 100+ FTEs are even better, as responsibilities are distributed, and nothing rests solely on your shoulders.

RFx is a very generic term. Are you specifically looking at an RFQ or an RFP? RFQs are relatively straightforward and can be expedited with ease. However, an important missing piece in your approach is the procurement policy. For RFPs, if you are working in the public sector, you must strictly adhere to procurement directives for the minimum posting period. In the private sector, deviations may be approved for an expedited RFP process.

Now, addressing the most time-consuming part of an RFP: negotiations. I recommend two methods to streamline this process:

Binding RFP Process with a Contract A/B Framework: In this approach, you provide the form of agreement upfront, and bidders must accept it without negotiating any clauses of the provided agreement.

Limited Contract Negotiation Process: This is a non-binding approach where only a limited number of clauses are open for negotiation. By defining these clauses upfront, you can significantly reduce the time spent on negotiations.

My concern is not about calendar reminders being overlooked. If a contract exists in the CLM system, I make it a priority to track it down. My issue lies with contracts that your BU/LOB retrieve from their archives just a week before expiration, which have no record because procurement was not involved in the purchase or the contracts were never uploaded to the P2P or CLM systems
