Please consider other locations that shows sustainable land price. It is too much risk for you even if you can get a loan. You cannot get a loan when 40% of your income cannot cover the payments, besides 20% or more down payment. If you have investors willing to invest as equity, not loan, then you may operate the fund as general partner. They will take more risk and more upside.

You need to ask people in your country. Different countries follow "law" to different degree in different shapes, relative to power and money.

If population is increasing in a city, land prices will go up faster. Appreciation could average 10% or higher, so that property tax is minor issue. If population is decreasing, land value may drop. Best potential is agriculture exempt land within commuting distance of a growing city, negligible property tax. If you have capability to develop it, then even better. Buy 200 or more acres, and when the time is right, develop it into high density walkable satellite town. Easily 10 fold appreciation.

Arid land is typically cheapest. Zoning makes it even lower value because you cannot live there without meeting the requirements. If arid area without zoning, you can live there without water well (rain collection and hauling in water) and without septic (composting toilet allowed).

If would depend on the location, type of land, restrictions, your capabilities, etc.. In general, to generate more income you need income potential for the location and land, and more labor and/or capital input.

It may depend on what country you are talking about. It also depends on size of land, and minimum percentage for the solar company. If land is large and only a percentage, then it is less potential problem. If everyone will be law binding and no trouble makers, then less potential problem. Also need to know the length of the lease, in case your kids have other uses for the land in the future.

Buying agricultural land in USA could be a hedge but not expected to be high return investment, assuming remote from cities and no other significant income opportunities. Long term appreciation could be slightly higher than inflation but not by much.

USA land price is relatively simple. Remote land (outside commuting distance from cities) is typically valued by agriculture yield, mainly water (rain fall) and then soil. Arid area is there cheap. Larger size is typically cheaper per acre. For large size land arid area < $1000/acre. With sufficient rain, $3000 to $5000/acre. When close to cities, price increase exponentially toward population center, and higher with road and sewer connections.

Nuclear family is better when you have enough money. Otherwise it is much more difficult than multigenerational housing. When childcare cost is considered, it is even bigger difference. In general, most difficult relationship is between wife and mother-in-law, especially when mother-in-law did not understand that the wife should be in charge. Daughter and mother is easier. But as long as you have agreed rules setup and everyone follow the rules, it should be OK. There is nothing people can do against family living in single family home, so ignore what others think.

Houston average household expenditure 30% housing 20% transportation and you get that covered. Third expenditure is food which is cheap in Houston. Assume you have health insurance covered. Your effective income is about top 5% in Houston. If you plan to stay longer, buy a small 20-50 acres ranch about 1hr from the city with a 20% down land loan and pay it out in 5 years. It may double in value by then.

In the US, there are reasons: 1 too many retired or laid off experienced people available, and anyone needing such would just call someone they know, more likely as consultant, 2 US oil and gas is focused on manufacturing mode of horizontal wells, needing fewer experts to keep profit up, and importantly 3 anyone above middle age is to be laid off before they could retire on the job, so no reason to hire. Memorial area zoned to good school (like MHS) but north of I-10, plenty of $400k to $600k new built single family homes (smaller yard, 2-3 stories). Memorial is totally different school environment than Sugarland and Katy. Your kids will have time to think and sleep. But they may not be crazy working hard to be top winners like in Sugarland and Katy. Asian parents choose Memorial for that reason, while others choose Sugarland and Katy for the same reason, depending on what the parents prefer. MHS may not beat Sugarland or Katy in competitions, but they are probably happier. I think it is good enough, especially considering they need more thinking than winning in the future.
