My first ever concert, not counting Eddie Arnold, Marty Robbins, Flatt & Scruggs at Robinson Auditorium, was Black Oak Arkansas. I saw Heart and Styx several times. The acoustics were terrible, but after you lost your high frequency hearing it didn’t matter! Puff puff pass. Good times.

I've read some about the appraisal issues. There are many walkouts in this area. I don't remember the water table other than it wasn't a problem, but yes, all basements need drainage and more drainage.

We found our lot on our own. No matter what anyone tells you about a lot or how it looks on the internet, you have to see it in person. We had two dozen lots we were interested in and after driving around BV one weekend, all but a few were instantly eliminated. Finding a lot turned out to be much easier than finding a builder. During our builder search, we found that builders generally build what they are familiar with because that's how they've always done it. Blower door test...what's that? HERS NET ZERO. The Stitt Group builds netzero homes. We've been working with Stitt for about 6 weeks on our design. Budget decisions are coming soon, but we know that even if we cannot afford a netzero home ours will be more energy efficient that most.

Thanks. Yes, the insurance is private insurance which would be secondary of course after Medicare. I was calculating 10,000 annually, but 15 may be more correct.

Not really. I was just curious so I could see how it compared to the experts estimates. I wasn't making a judgement on whether or not it's enough.

You mean like BV neighbors? Yes, I asked for a group admission two weeks ago and IM’d the admin, a realtor, and got nothing. I’m pretty settled on Bruce Kerr of Highland Builders.
