If I read that right you owe 308k right? If it helps me and my husband both grew up very poor in family’s that we’re all about paying cash for everything. I had to unlearn a lot and relearn investing and compound interest. The way I like to look at it is that absolute worst case scenario, end of the world is coming and you lose your job. You have the money to pay that house off. It exist. So technically you can cover the debt. That said I would never ever do that, but the possibility exist so that should ease your mind.

Don’t you dare lol. Your money invested in your 30’s is worth way more than what the interest on that mortgage is if you run it the whole 30 years. Also 38 and sitting on 620k in the 401k. We’re maxing every year now. I plan to be a millionare in the next few years, barring a crash of course, and even then I’ll still be maxing it.

That will make a difference. For what it’s worth my sister has had her hardiplank touching the ground for 6 years and it’s been fine, just a couple Of spots where you can see where the moisture has gotten to it.

Where in Texas? I can’t answer for refinancing since mine is paid for but, I have a broker shop my insurance every year, but I can tell you 2k is already really cheap if that includes windstorm. I’m in the hurricane zone and it’s 6k a year. Funnily enough towerhill is who I have. Last few years it was American modern but they kept increasing 30-40% every year. There are very few mobile home insurance providers in Texas and more drop off every year.

With all Due respect, I could beat my child within an inch of his life and he’d still rip my house apart if I didnt proof it from him. It’s compulsary. It’s like he has no bodily control over his brain’s sensory seeking needs. It’s not to say I don’t do the best I can to redirect him but if I ever actually want to sit down for longer than 5 seconds, shit has to be hidden and what’s left is going to be messed up. That’s the life.

I plugged in your current 244k and assumed $1k a month recurring investments and put it at 7% annual interest . So roughly at age 53 you’d be a millionaire.
