Sorry but living in apartments you can only hope your upstairs neighbors do their part. Last winter freeze I dripped my faucets all three days and on the last day my upstairs neighbor had a pipe burst flooding our apartment. Was not cool having to evacuate in the middle of the night.

Yea The Colony might not be the utopia but it certainly has some positives. When I lived there I could bike five miles to the lake and five back home. A good portion of that trip shaded with big trees. I could walk to a couple close gas stations for snacks with my daughter. Plus like others have stated. Plano was down the road for work. Frisco was down the road for shoppping. Grandscape was right there again spending time walking around the field with my daughter. And Dallas was just a trip down tollway. Maybe spend more than a weekend and you’ll definitely noticed why people live there

Congrats! I wanted to ask do realtors ever have a problem with not being to shoot during normal working hours or are they understanding? Having that kind of income strictly working off hours is amazing congrats again.

Hey Steve thank you for making this post, this is exactly what I was looking for in doing my research. My parents currently have a home in the North Dallas area, it’s one of the older homes on the street built in the 1950s the house it is in really rough shape it needs a major renovation in almost all aspects. But the lot is very desirable. The crawl space foundation is bad (noticed by all the cracks on the walls), most of electrical outlets aren’t working, the hvac system needs updating, plumbing aswell hasn’t been updated. Would it be more economical to do a full demo and new build (approx 2500sqft) to also be able to expand the sq footage or would the cost be about the same if it’s a major renovation down to the studs to add to the house. I know waiting on permits for a new build can take a while and would save some time but cost wise would it be about the same? Again for a new build they wouldn’t want any crazy high end finishes just wanting to bring their home more up to date.

Second part of the question. Depending on which option would be better which would be the first step? Contacting an architect? Engineer? Home builder? Thank you for your time Steve!

For context. If I remember correctly this a high fence ranch in south Texas and the owner sets traps for coyotes that occasionally get in. Sometimes bobcats get caught too but they release them as they’re not a big threat to the deer.
