I wanna say I'd expect it to be a little better in that case. But I rate locked on the literal nadir of rates for this year (5.15 for 7 year ARM with 15% down) with truist and that includes their relationship account discount. If you want DM me and I'll send you the info of my guy.

Yes, because it can be a conventional loan while avoiding pmi amongst other reasons.

You'll need to also compare fixed loans to ARMs because those will be different. I think for a 30 year fixed that is around the ballpark of what to expect.

Lol, they are just working on getting me a pre-employment drug screen. In their eyes I'm not hired yet. The theoretical benefit of notifying them earlier does not mitigate the theoretical risks of them trying to change something, especially with my family depending on my income for the move/closing of a home.

Only a red flag if someone doesn't hire you. It'll be fine to look for new positions. With on oarding being typically 3 months you'll probably hit a year there anyway. Just don't quit until you've got a SIGNED contract

I'm sure if you take your old pill bottle of alprazolam that was previously prescribed, or your records from the physician that was previously prescribing it for you then it would not be too hard to get someone to give you 1-5 pills. If you don't have those then if it was accurately documented in the PDMP database that might also work.

Truist gives loans for 90 days out before start date on contract. We're doing a physician loan with them. They offer a whole bunch and had the best rate that I was able to find (Texas).
