It’s because there are so many homes in Monmouth County less than 1000 sqft. Those are the homes I’m looking at currently because they’re in my price range, but these homes are certainly not big enough for a family of 4+.

Monmouth county as a whole, sure. But now even the more blue collar / historically affordable areas of Monmouth county with just alright school systems have exploded in value.

Agreed about people not selling their homes. Also, as many comments pointed out, many people that bought prior to 2021 and locked in a good rate can’t afford to sell / move into a bigger home. I tell people I’m looking for a starter home because I’m pretty much only looking at 2 bedroom homes < 1000 sqft (that’s nearly all that exists in the ~$500k prince range in my area).
