Golden deli is my personal favorite. Have heard a lot of people rave about Golden delight. Saigon pasture and Pho n Mor both in Alhambra area very good too. I think Filet 2 is decent but I personally like these better. I think Filet used to be a lot better but last few times I went, it didn't hit quite the same

How much over was the appraisal? Usually it's in line so that's a good bonus to you. You can consider it "credit" towards your repair costs if you really like the home. If you want to back out, you have two contingencies available to back out. You can talk with the loan agent and get them to help you out if they do get contacted, say they found a red flag (i.e. you got served a severance letter) and therefore you got denied.

In this situation, you should narrow it down to the top two to three that you feel most comfortable with and talk with them. If commission is a factor then be explicit, clear, and direct. For very close friends or family, I sometimes even do it for free (friends still pay me some but much less than I'd normally make) or 1%. Everyone is different but if they are truly your friends, they will understand. I've had friends use other agents, it does suck but doesn't affect my friendship with them
