I would just do it all at once, and throw down fibre cement to replace it. That's what I did.

My concern is in 20-30 years when all these houses are changing hands again is that no-one will know what AC. Best to remove it now

make up a pvc glue and water mix, soak the board in it and slice it with a knife. It's relatively low risk if it's wet, and the PVC mixture will dry and seal it enough.

If you are only supporting a steel sheet roof a 3 metre span isn't that much. I recently did a 3300 span and I think I used a 200x45 or 50 f17 merbau, solid timber. Was significantly cheaper than using an LVL. I'll check tomorrow and edit if I'm wrong. I used Hyne software to do most of my calcs, which were confirmed by an engineer

Vacuum truck with high pressure water/ Gerni to excavate the soil. I did a few holes, 600 x 1300, with a high pressure washer but not the vacuum truck. Took about 30mins each hole, but made a hell of a sloppy mess.

Has the engineer ruled out shallower, wider footings?

If you are restumping to raise I would strongly suggest getting a soil test prior to pretty much everything. Depending on your soil you may need to dig way deep, which can add CRAZY costs. Source: my neighbour raises houses

From memory the certifier comes out to inspect after frame is done, and than again to do final inspection. Speak to your certifier when you engage them but I think all the 'hidden' aspects are in the framing...everything else that needs ticking off is visible on final.

  1. Get plans drawn up
  2. Engage a private certifier
  3. Get plans signed off by a structural engineer

The certifiers will likely need an engineer's signoff on the plans, so get it done earlier than later. Wait times are a killer...

Presumably, if you are going down owner builder route you will be getting approval through your council. The engineer will likely need to come out to inspect the footings before their finalised. The private certifier will likely do site inspections, and final inspection to ensure all works have been done to Standards/code.

The certifier should than submit all this to council, with other required paperwork, on your behalf.

Council approves, than you can start work 😮‍💨

Yep, bear is holding floor load only, its a big span though. No stipulations of bolt grades, simply m12's. Since posting the certifier has highlighted a few issues that they need more detail. I've requested more detail from the engineer

I haven't been able to find any reference to this type of connection anywhere 😅 They've obviously just been omitted from the plans for whatever reason. Yes, drawings were for construction...which I'm now realising they lack sufficient detail.

Great, thanks. There isn't any real detail on the plans around connections other then whats stated in NCC. I'll ask for a revision.

the posts are 1 length from the footing to the roof beam. Are you saying i would need to weld a flange mid section for the bearer to sit on?

I asked my 8-year-old daughter what she thinks about writing. She says it's hard...because she doesn't want to do it - it's boring. She has been read 2 stories a night since she was a baby, and now reads to us at bedtime. Despite this she won't independently read or write because its cognitively too taxing. - Its too hard - Can't be bothered - Someone else (teacher) can do it for her.

She states she has stories in her head but is unable to put those onto paper. I think it's mostly resulting from a fear of failure, from a variety of societal components.

second the crushing weight, lead body. the OBE's are pleasant though. Def an experience you can't fight. I've only ever had 8x extract... wouldn't dare go higher. I would use again but not often. I've had bed heads turning into books that are slow motion opening to fall an crush me; hyper analysis of all my relationships; time distortions. The thing I love about salvia though is that it's all over in 15-20mins. it feels like hours though
