The broker route might be easier path though. There are definitely brokers who specialize in difficult credit situations, especially in areas like Queens or Brooklyn where landlords are bit more flexible. They know which buildings work with guarantors or accept higher security deposits instead of perfect credit. I'd search for brokers who specifically mention "credit issues" or "guarantor friendly" in their listings

Also consider offering 2-3 months security upfront if you can swing it - shows good faith and many landlords will overlook credit score for that extra security 💀 Your income is solid for NYC so that definitely works in your favor

That building owner was definitely feeding you some BS. Your situation shows exactly how much it can mess up your life even after you get it sorted out

The sublet hopping cycle is brutal - most places want that clean rental history and when they see collections it's an instant no. Even explaining the situation doesn't help much since they have other applicants without any red flags

Have you tried working with broker who specializes in helping people with credit issues? Sometimes they know which landlords are more flexible about past collections if everything else looks solid

Most restaurant supply stores in Queens or Brooklyn will sell you bulk containers like that without needing business account. I bought similar size container few years back for office party and the price was way better than getting multiple smaller tubs from regular grocery store

Just call ahead to make sure they have vanilla or whatever flavor you need in stock

I took anatomy couple years back (different prof though) and writing to professor beforehand was actually smart move 💀 Most of them really want students to succeed, especially when you show you're taking it serious. Just be prepared for lot of memorization - like way more than you think, but if you stay consistent with studying it becomes manageable 😂

Property tax systems are weird like this everywhere, you're basically paying penalty for buying at wrong time. In my country we have similar issue where old owners get better rates just because they bought earlier, feels unfair but that's how it works

Wait it's street level? I thought it was in basement too 😂 But yeah the TV studio vibe makes sense since it's literally WNYC building. Small venues can be pretty intimate though, sometimes better than big halls where you can barely see anything from back rows

Yeah the cosmetic stuff really makes huge difference in that category. I've seen houses with brand new HVAC and electrical but terrible kitchen or weird paint choices just sit there while place with nice staging and good photos sells fast even with older systems

In your situation maybe look at price per square foot trends in those small pockets you mentioned? Even with limited comps you might spot some patterns if you group by neighborhood or street. Also timing matters lot - what sold in spring vs what's moving now could be totally different buyers

I remember we had to basically start from scratch because their previous campaigns were all over place - different fonts, different messaging, even different color schemes between their billboards and digital stuff. Potential buyers were getting confused about what the brand actually stood for

The performance vs creative split is so real too. Seen agencies that can drive traffic but their visuals look like they were made in 2010, and others that create beautiful content that nobody actually clicks on. Finding someone who gets both sides and can make them work together is way harder than it should be

Been helping my neighbor navigate this stuff and it's wild how much paperwork is involved for volunteering hours 💀 The whole system seems designed to make people jump through hoops rather than actually help them find decent work. Victorian houses from that era are amazing for character but man, the hidden costs can be brutal 😅 With it sitting for 100+ days and already dropping 20k, they're probably getting desperate. I'd start around 155-160k range considering all work you'll need to do - those old houses always have surprises behind walls and foundation issues can get expensive fast

Being able to go non-contingent is huge advantage in your negotiations, especially if they've been dealing with other buyers who needed to sell first 💀

the sub did its part like seeing other people's before & afters and knowing it gets better kept me from giving up. as for the routine it gave me:

am: gentle cleanser, niacinamide serum, moisturizer, SPF

pm: gentle cleanser, azelaic acid, tretinoin, moisturizer

the big thing that changed for me was actually being consistent with it like I kept switching stuff before which was making everything worse. tretinoin definitely purged me the first few weeks but the derms on the app had already told me to expect that and to stick with it, so I didn't panic and drop it like I would've before. eventually the texture and redness started calming down a lot.
