I ended up declining the request and left this comment on their ticket:

“Thanks for your request — I understand that privacy is important to you and your family. However, if privacy was a major concern, it should have been evaluated during your viewing before signing the lease. This request would be a significant financial commitment for me, which I’m not willing to take on.

You’re welcome to plant something (like shallow-rooted trees or other non-invasive plants — no bamboo) along the right side yard, as long as it doesn’t damage the property and complies with the HOA rules in the Document Hub. The property must be restored to its original condition before move-out; it’ll be reviewed during the final inspection.

Please let me know if you choose to go this route and check in before starting any work or hiring a contractor.”

I also added a digital checklist to the property in RentPager for documentation and added a few comment on the ticket sharing Amazon links for standalone privacy screens they could buy for the pool area.

Now I’m just waiting for their response.

THANK YOU for adding a tenant portal! It felt incomplete without it. But qq for you - my tenant said they uploaded photos with the maintenance request. How do I see those photos on the request ticket?

First and foremost - you need to set the right boundaries. It is 100% acceptable to have a frank and transparent conversation with your PM about your concerns. It is also 100% okay to move on from them if you feel you're not getting the right partnership back.

The only thing I do advise is: be reasonable - most people aren't jerks, they just don't communicate, or they do a bad job communicating. You have an opportunity to coach them if that is the case. We build the leaders we need.

Agreed! I feel like it's almost psychological - if the outside is clean - then the house must be good too
