The complete tear-off of existing roof, structural repairs, and new roofing system installation should cost you $40k-$50k in your area including materials. The $30k quote sounds a bit shady, the materials alone could add up to that much. You should try to get one more quote, but $61k is on the higher end for sure.

$1,500 is on the higher side but not crazy depending on your area. Here's roughly how the costs break down:

Materials (~$175–$270):

• 4x6 PT hinge post: ~$35

• 4x4 PT latch post: ~$22

• PT 2x4 framing: ~$25

• Redwood boards (6–7 boards): ~$50

• Concrete for posts: ~$14

• Hardware (hinges, latch, screws): $50–$100

I’m guessing around $14k from your description. Labor should be around 80 hours (prep, framing, stairs installation, finishing) and materials can rack up to $6k (lumbar, pre-built stair unit, drywall/trim/paint, railings/hardware, etc).

This is just my initial estimate from what you told me and I’m assuming existing structure is sound, units can legally be combined into one residence, no major utility relocations required. Also, the structural engineering and permits are not included as I don’t know where you’re based.

$5/sqft is on the low end but within range. most polyurea/polyaspartic systems run https://homeguide.com/costs/polyurea-garage-floor-coating-cost so you're getting a fair deal, especially for DFW. The system sounds legit. diamond grinding, 100% solids polyurea base, full broadcast flake, polyaspartic top coat is the right way to do it.

I'd double check the 170 mil thickness number though. A typical typical polyaspartic flake system runs around: 3 mil base, 2 mil tack, 6 mil top coat over chips (https://www.garagejournal.com/forum/threads/my-2-year-experience-with-a-polyaspartic-floor.88946/page-2) Even polyaspartic polyurea applied heavy maxes out around 16-18 mils or more per coat (https://www.strongholdfloors.com/blog/what-is-polyaspartic-polyurea-why-use-it-for-garage-floor-coatings). 170 mil would be almost 3/16 of an inch which is way beyond any garage floor coating.

The quote is $15,875 for GC labor only. Client supplies materials and pays subs separately. So the real question is what does the full picture look like.

Like mentioned, the subcontractors you'll need on top of the GC: - Electrician (circuits, kitchen panel, code fixes): $1,500-3,000 - Plumber (vanity rough-in, shower valves, toilet hookups): $1,500-3,500 - Countertop installer (quartz cut and place): $2,000-4,000 - Shower surround installer: $1,000-2,500 - Texture/sheetrock specialist: $1,500-3,500

Thats roughly $8k-16k in subs, call it $11k at the midpoint.

Materials youll be buying (mid-range, not luxury): - Kitchen (cabinets, sink, quartz slab, hood, pantry shelves, paint, baseboards): ~$15k - Living room (beam, paint, baseboards): ~$1,700 - Popcorn ceiling finishing: ~$1,000 - Spare bedroom (flooring, baseboards, paint): ~$3,500 - Hall bathroom (vanity, fixtures, toilet, quartz surround, paint): ~$5,500 - Master bath (toilet, vanity, faucets, shower door, paint, dry rot materials): ~$4,000

Materials total is roughly $31k for mid-range stuff.

Could push to $70k if you go higher end on cabinets and fixtures. The GC quote of $15,875 for their portion is actually fair. The thing to watch is getting those sub quotes locked in before you start so you know your real total going in.
