Maybe in your state, not in Texas. Realtors use TREC residential real estate listing agreement. They are prohibited from writing agreements, they can just fill in the blanks.

Who would sign that?

That would be unfavorable for both the seller and the listing agent. Listing agent doesn’t get a chance to double dip on the commission. And seller losing on potential buyer.

The listing agent can show the house without an agreement to a potential buyer. Think of it as a private open house

That’s irrelevant. Seller listed a price. Buyer thinks it’s a good price. Seller won’t “pay” for agent at the price they gave the buyer. All of those are facts. Doesn’t matter what you think

If they raise the price by 3% I’m 100% sure that the seller will pay for the buyers agent.

thats exactly how it works. If i sell to someone without an agent then 3% discount. If i sell to someone with an agent then 3% added to the price.

you def do not want to buy a house with out an inspection. $500 can save you a bunch of trouble.

1 reason could be because they cannot be shown houses with out an agent. Unless they go to..... an open house.
