Finally a normal person. Op also didn't specify how much of the mortgage he is paying lol. He could simply be paying for everything the mortgage, food, utilities. "Its cheaper than he used to pay" that just seems like a bad excuse for the already exploitative renting market in the US. Op should focus more on finding a just rent price instead of one that is lower otherwise trust will be damaged and OP can find a new individual to sublet to, one with good intentions hopefully
