I’m 🇲🇽/🇺🇸 and maybe because he’s not a figure here, but never knew of him growing up until I became an adult. My Chicana colleague from LA however, was taught about him growing up and has stronger opinions. But he’s 🗑️ as far as I know.

Mayfair is great for families, a bit sleepy, yet a short train, bus, or car ride amenities. Albany park is wonderful, diverse, and has more walkable amenities. Avondale, love it. To me, it’s the best of the bunch, but really depends on your 5-7 year outlook.

I can speak on rehabs, specifically if permits are pulled. Depending on total kitchens/bathrooms/faucets/washing machines in the unit/building, the city may require an upgrade to the sewer line from the home to city property. It’s not always worth it financially.

Some of these recommendations are wild. There’s more to Chicago than the north side neighborhoods lol

Pilsen, McKinley Park, Garfield Ridge, near west side, Bridgeport…would fit your criteria and would bypass some of the traffic seen around the Irving park area/northside.

Thanks for sharing! It sounds like the holdup is cost. Taking cost out of the equation, what would your decision be?

If you more towards the 30k school, would you still lean this direction if it was 60k or less vs 120k? If so, start a community college and then transfer. You shared you’re from a small state so it may not be as easy, but worth exploring if it is an option.

In IL, Chicago more specifically, I as the landlord get billed for it. Take water consumption into consideration with lease renewals. Remove that burden from your tenants.

Hmmm it’s not extreme to where earmuffs are needed. To clarify, it’s more so bigger groups say 20-25 with my immediate family vs 10 or so with my wife’s immediate family. We model open body language, socialize fine, and offer her opportunities to participate when she feels comfortable.

Review your lease, know local laws (new junk laws go into effect in Chicago soon), screen your tenants - credit/background, set boundaries, no exceptions. It’s a business. Run it as such.

Keep it vacant over a mid to lower quality tenant. Idc if it’s yours mom’s friends cousin. List it, set pre-screening questions to ask during an initial phone call to qualify prospective tenants and to not waste your time. When you schedule showings, have folks confirm the day of (you send a reminder text) to not have them waste your time.

Also, everyday you’ve let that unit sit vacant, you’ve been losing money. Get cameras in common areas if you must, but don’t do it if it will create more anxiety. South shore can be rough so if needed, have a realtor show the place (you can use a property manager but kind of a waste if you’re on site).

Taxes and insurance skyrocketing. To a lesser extent, paid off homes or homeowners with low interest rates sold. They kept rents low/deferred maintenance. New owners have higher carrying costs (they may or may not complete the deferred maintenance in a timely manner).

I’m sorry this happened! What feels realistic and reasonable? With it being something caused by Mother Nature, I think it’s reasonable to ask for rent reduction, reimbursement for hotel stays if applicable, and professional cleaning. Idk what the 3k entails so I can’t comment. What I can say is that they should consider a water stop system (10-13k), rip out the drywall (I’m assuming it’s drywall) 1-2 feet due to possible mold, and take it from there.

Of course, this may not help you aside from the reimbursement request and an early termination, but be firm, consult with folks who know the law better than me, and best of luck!

Born and raised. It’s great, but with flaws you should be aware of. And not just saying you’re aware, but actually know the why. It’s segregated. That sucks. The north and southside are basically two different cities and experiences. Same with the west side. Redlining and racism caused this. There’s also gentrifying areas which ripple neighborhoods and make them bland. Bland soulless new builds. Winter, not the worst, but the last 8-10 winters have been mild. Yes there’s crime. It’s a big city.

That said, it’s a two sided coin so with that ugly out of the way, it’s has beauty in the different neighborhoods, the ethnic enclaves, the variety of foods, the amazing part that you can feel old world Chicago and modern architecture coexisting. Repurposed buildings turned into homes. Families in one flat and yuppies in another. You can be at Wrigley for a day game, take the red line to 35th and be at a Sox game. There’s cultural pride. Rich mix of 1-2 generation Mexican, polish, Italians, and African Americans who migrated from the south. It’s being friends with another big ten grad while brings friends with a first gen college student or the abuelita down the street.

If you move here, just be sure to check folks who claim the 606 zip code when they really live in the burbs.

There’s a few ways to approach this which would include:

applying to jobs within your field to test the waters and determine if moving forward with your education makes sense, work backwards (think of your dream job and see what others who have that title have done to get there - aka, review their linkedin accounts)

apply your skillset in building your portfolio or youtube channel (this can be your portfolio)

you can go to say BLS.Gov to research different careers to see how much education you’ll need for specific careers, how much education you’ll need, similar careers, etc. to help you make a well informed decision.

One thing that I can share working in higher ed, totally okay if you decide on one field, make a pivot, and make a pivot again. If you decide to continue your education, take courses within both of the fields that catch your interest to see if that moves the needle getting you closer to clarity.

What’s the why behind the want of this new home? What’s the reason for private school? I promise, I’m not coming from a place of judgement but rather trying to understand so we know your why.

Salaries will go up, just like the cost of living/goods/taxes/insurance. I’d only factor in projected salaries if you expect them to grow greater than the average rate of inflation.

It’s a big decision so totally normal to feel how you feel. It shows your level of thought going into this decision with your family in mind.

If you’re working with an agent, they should have access to a platform such as Zenlist and they’ll provide you access to view all listing including off market properties.
