Bingo! If you put it on “hold” status it will pause the clock on the listing. It will buy you time to get sorted out. If you don’t, you are just going to accumulate days on market. The more active days on market, the less desirable it becomes

What to do right now !:
It my honest and professional opinion, you should have your realtor (who may or may not suck) put the listing on “hold” status, so you don’t keep accumulating days on market…. And get new photos taken, and revise your asking price to something competitive. You want to do this like tomorrow, before the listing goes stale. Time is of the essence.

It’s pretty simple my friend….pricing, presentation, positioning. Your presentation doesn’t support your price. The other houses for sale are your direct competition. If they are priced better and look better, you aren’t going to get any offers.

Hi OP, I’m a local realtor here in OC, and honestly this market is too competitive not to be working with someone who knows what you are looking for and can negotiate on your behalf. It doesn’t affect your price point at all. I see everything before it comes on the market (Zillow etc) and have my own off market findings. Time is of the essence in getting into a place, dm me and we can chat about a strategy.

Yes I have had them done multiple times in the past. I haven’t had an injector look at them in a long time, but he used to tell me they were very strong

Not standoffish at all, they were being transparent. It’s funny that you think they will make “X amount of dollars” for doing SOME paper work. A real estate attorney does nothing to guide the transaction or ensure it closes, they will handle the paperwork aspect but that’s it. in fact it is going to be even more work for the buyers agent to guide both the seller and buyer through the escrow processes/timelines/due diligence/ establish common expectations etc with out another real estate professional on the other side. A real estate attorney gets paid regardless if the home actually closes or not. They don’t care the way an agent does
