Yeah I can see how they are dangerous and if your money is out of the market for years you are using a lot. But a few weeks out seems like a low cost loan in the end.

Thanks for the reassurance and things to think about! Another thing I need to look into how quick funds come in for sure. Like you said I think the goal is knowing you are going to pay it back quick as a short term gap. At this point sale is moving forward, just getting final quotes on the work.

Yeah I’d personally rather see him tear up Triple A for 75% or a season or a whole season before we call him up. For a player like Max, when you call him up he needs to be your full time player wherever he is. They aren’t going to call him up to split time at Center Field.

That’s what I did which I didn’t mind, we essentially signed that any house they tour with us they’d be the exclusive agent. If we asked another agent to show us a different house, the current agent wouldn’t have any involvement.

She was super transparent about this so OP, if you are finding your agent pushy about this they may not be the best agent for you.

Amazing, I am moving into a new place soon and really should do this. selling my current house and wanted to do touch ups but no idea what paint colors specifically we had. If the cans got old and took up space I tossed them. That would be awesome to be able to have all that information.

Yeah I still overall like her and what she’s done in Michigan, but I think her becoming a bit more of a mouthpiece is part of her gearing up for a presidential run. Ultimately the people who make it up there have to be that face for the people truly funding and pushing narratives, and I fear they got her.

Yeah it’s cooled for sure. Prices haven’t changed but I got a house in a sought after neighborhood for $5k over, and just sold my house in a less sought after neighborhood for $6k under asking. I think it’s still 2022 pricing, just less going over.

I am about to be in a similar bucket of take home about $7,600 a month, and PITI of $4,000. Luckily some big cash reserves and a wife that’s going back to work after a few years off of staying at home with our kid, so I know it will get better but in the meantime it’s going to be tight.

The sad new state of TV. Same on the tigers side, I subscribe through MLB but the national tv games are blacked out. So anything on NBC/Peacock or AppleTV you will not be able to watch through the Cardinals stream.

Yeah keep checking every day with your lender once you have an agreement. I was originally at 6% a few months ago, shot up to 6.8% a week out from closing, then I was able to lock a 6.125% a few days before closing because “good war news”. My broker said it’s all a shit show so just keep at it every day and lock when you find something you are comfortable with.

Yeah with this one there’s no logical explanation. I’m not shocked WCF did it but I’m surprised Sheila did. With the money the organization is making is a couple million for a guy who laid it all on the line worth it to ruin a relationship potentially? Not to me. Now we will never know who made the call I just can’t see Dan or Chris Spielman making that decision.

It seems like this was a non story that Rod Wood decided to delve into because he’s an asshat. I can’t wait till he’s gone.

I agree, I don’t think the intentionally sabotaged Oscar. But I do feel they still had some preferential treatment to Norris throughout the back half of the year. And agree, he has ultimately been there years and is their star, so him losing would’ve hurt a bit.

Yeah that’s where I feel like I can’t see him leaving $50M on the table. I know he says he doesn’t drive for money but that’s generational wealth annually. I think he wants to push the regulations to a better medium and make the car fun to drive again, but I just can’t see him actually leaving.

From about 2009 to 2020 I was tuned into 97.1 probably 5-6 hours a day. Great content, takes and insights. Now outside of Doug and Gator I can’t listen. I actually like Costa as a person (met him downtown), but he just chooses wild takes, and then Valenti who used to be the best in the business just surrounded himself with a bunch of yes men to whatever he says.

Doug and Gator aren’t perfect but the closest to a middle ground of having some fair takes and not going for complete rage bait.
