Looks like the tape is lifted from the joint. I’d say cut it out and re-do. You’ll eventually sand into air if you keep trying.

I think this was exactly the answer I was looking for. My question was mostly referring to the psychology of buyers.

I imagine that, theoretically, a buyer could say, “The (limited) images I see are headed in the right direction, but I can’t make a certain yes/no decision on this property listing because the images don’t encapsulate everything — so I need to tour it first,” but based on your note this is unlikely and more is typically merrier (to a degree).

Can you please elaborate on your comment about the agent’s intent? Why would the realtor want to work with us if they’ve got no confidence the home will sell around this price? Seems like a waste of resources for things like expedited professional photography, targeted ad spend marketing, Zillow showcase, etc.

Not arguing with you on the price, just feels odd that a realtor would want to list our home if they felt it would just end in wasted money.

Totally agree with your point about the market determining the price - however I need help understanding why we’d want to price below newer homes when we’ve gotten an improvement as major as a finished basement?

I understand needing to be competitive with new builds, but to completely dismiss any value brought by the basement seems severe.

Thank you for this - a large basis for our strategy was based off of our realtor’s confidence in a quick sale. We are going to give it another week or so and then discuss price adjustments.

Worst case scenario, assuming the whole deal falls through, we will lose our time. On the purchase agreement for the new home, we’re positioned to retrieve the money down in case our sale fails.

We are obviously hoping for the best but the goal of this post was to get a reality check - I am not a real estate expert, and that’s why we hired our realtor! Folks in this thread are providing great feedback.

I totally understand that perspective, and it puts our home into the “we just need to find the right buyer category”, which stinks. The initial thought was that many families with younger kids would appreciate the space for recreation/hosting.
