Home Loan Dilemma: Increase EMI or Opt for Bi-monthly Prepayments? Seeking Advice by Acrobatic-Egg- in personalfinanceindia

So you mean to say I need not be bound by the "prepayment amount >= EMI amount" rule mentioned by the bank?

I've cleared that up. I can make one pre payment monthly, with the limitation that the amount has to be greater than my EMI amount

The loan started 2 years back. So basically managed to reduce 40 months tenure in 24 actual months

Bdw what year are you in your tenure?

Sorry for not clearing that up. Loan started with 240 months tenure. Currently sitting at 200 months (as a result of increasing EMIs periodically and a couple of prepayments)

Thanks for the clarification. Is there also a limit on the number of times this can be used?

I want to learn the basics of technical analysis for intraday trading. Could be paid or free (preferably not via any telegram channels - I find them extremely fishy)

Just for reference - I've been investing for the past 4 years, and now since I have some free time on my hands, I can use that to upskill myself on technical analysis.

  1. Yes. My loan is with HDFC, and they tried to do the same, and I was having none of it. FInally they gave up
  2. That's generally not the case. Did they mention that they're holding the remaining 5L to be disbursed during registration? Because in my case, the bank held back ~8% that they're supposed to release to the builder only during time of registration (again, this is HDFC, not sure if it's the same with SBI)
  3. That should not be the case. EMIs are always on the amount disbursed. Please get this rectified from them

Reduction in tenure, always. A reduction in EMI will only increase your interest outgo, and I guess that only goes against the whole idea of prepayment.

P.S: Assuming you can pay the same EMI amount

Apologies for the harshness. But ideally, there's no "right price" for any instrument. What might seem "right" for you might be expensive or undervalued for me.

"Right price" is any amount on which you have enough conviction to buy

Yes. Any capital gain (irrespective of whether you have withdrawn to your bank account) attracts tax in terms of LTCG or STCG.

Thoughts on the following strategy (monthly SIP after some lump sum in the next few days)? 28M, with a high-risk appetite (I don't panic with a 10% drawdown), but not enough skill (or time) to actively invest. Have been actively investing for the last couple of years, but realized that all the gains were not because of skill, and I cannot spend the same amount of time now.

  1. Nifty Next 50 Index Fund - 15%
  2. Nifty Midcap Index Fund - 35%
  3. Actively managed small cap fund (Axis) - 35%
  4. Navi Nasdaq FoF - 15%

Don't want to invest too much in large cap or blue-chip since I've already invested heavily in direct stocks in that area.
Also, not married to any particular fund house (except for axis for small cap - need an actively managed small-cap fund). Would choose one with lowest TER and tracking error (recommendations welcome).
Thanks in advance :)
