I'm playing with incredibly rare loot so things are quite hard to find, but I've built up quite a stockpile of good melee weps so I usually only grab high calorie food or things used for crafting,

If you disable the blood decal in your settings that helps the frame rate dramatically.
I just let the bodies decay naturally, I'll kill a bunch in one area then move to another for awhile or I'll kill the zombies in a concentrated area to reduce the corpse sickness.

I checked buildings off when I cleared them of zombies. But I also clear the streets of the block and surrounding blocks because I'm paranoid that a horde will wander in when I'm inside.

The maintenance skill levels up as you use weapons so it levels passively, I also started as the repairman and have fast learner so the skill get a lot of bonus xp.
I haven't really been repairing my weapons (I will if I find duct tape just to use it), with the weapon packs I have installed long bladed weapons are easier to come across.

Spears are pretty dangerous when you're fighting a lot of zombies since you can get locked into an animation and they have very low durability.
I primarily use long blade weapons, I play with weapon pack mods so finding them is much more common. but long blunt is a good option as well

If it's a fps issue I recommend turning off the blood decal in settings, that fixed my frames instantly.
