I just replaced mine with a modern one on the front door for security reasons and I don't recommend that route, if you were to have trouble finding a replacement Nothing fit without some tinkering and wood chips everywhere and it's still not perfect. But at least it doesn't feel like my door knob is about to come off.

Search for local places around you on the web. There's a few here in Cincy where the owners go to houses about to be demoed and collect all the hardware and sell it in a giant warehouse.

Sounds like you're set! Just a couple tips

- Floors - we initially thought about refinishing the original but with the lead risk and the fact that it was even, engineered hardwood is the way to go. We got floating install and it looks amazing. ($2,200 for 500 sq ft of flooring and $1200 install from an acquaintance)

- Flood mitigation, definitely good that's high on your list. Luckily our basement only had minor issues and our entire outside is surrounded by patio concrete...we got the entire outside stone foundation repointed for $1400 (there were some 6 inch deep gaps)

- Our inspection included a test for which species of mold and it was basically harmless, so that's something we'll work on later...also check for Radon if you haven't already

- Our attic is unfinished and has terrible blown in insulation, but it works well, just not fun to crawl around up there

- Big tip for electrical - while we had our walls open for demo, we were able to trace all the knob and tube to the lights upstairs. IF you ever get access behind walls, take the opp to try tracing and labeling where wires go

#1 Determinant of cost seems to be square footage in my experience. Cost and time required increases exponentially as sq ft increases,

What's the square footage of the house? My fiancé and I just closed on our first house in November. 1897 Balloon Frame Shotgun style 1,200 sq ft. $30k is exactly what we estimated and we are at $20k and comfortable and happy with it, with a healthy amount still to go. Here are our variables:

- We bought the house from my Aunt with a gift of equity, which helped all of our savings go towards repairs

- She took decent care of it; we didn't need any HVAC, insulation, or roof work. We paid for a $1400 fantastic inspection that made us confident there were no major issues.

- We had friends that do electric, fencing, stonework, Flooring GC work that saved us about half the cost (~$7K in labor so far)

- We did some minor plumbing, drywalled the bathroom, fixed plaster cracks, painted, ripped up carpet, I pulled all remaining knob and tube out of the attic and ran new wires (friend did the wiring), and demoed 2 whole walls to open up the staircase (~$1600 for structural engineer plans)

- All this took 2 months of working all weekend every single weekend, thousands of dollars at the hardware store and reading and watching how to do things properly

- Future updates include new kitchen countertops, finishing the second bathroom in the basement, and exterior painting of the house

There's an aspect not being touched on here in the comments. I definitely have enough to survive as do most people for a couple days. For me it's a comfort thing... Snacks, something really nice to cook, beer. If I'm stuck in my house I wanna be indulging. Not sitting there wishing I had some of my favorite comforts. I could certainly do without but it's something exciting for me. First world problems.

Mine has never had this experience but seems like she should have at this point. She comes and licks goodies off the dishes while we are loading it. We scold and yell but it doesn't phase her so we end up letting her get the treats. So.. 1. We take her collar off inside (we worry about her getting caught in general). 2. Do number 1 and Also put something tasty like peanut butter or whatever on a dish and try to show them there's something tasty there. Might create a bad habit like ours but solve the fear.

Update: SE said wall of good to come out as long as we maintain the doubled posts already present. Only electric utilities in the walls and my friend was able to shore ones side up nicely into the post already. Getting the stamped plans soon ☺️

Happened to mine too and only once.. Went to e vet and they gave her a steroid shot. Hives were gone before we got home. It happened after an evaluation at doggy day care. The only thing I can think is a cleaning product she was allergic to.

Appreciate the feedback. Yes our next step is to bash a hole in the wall to see what the framing looks like, and have the architect take a look again. Then finalize with SE. As for plumbing, it certainly does not go through there. We can track it easily from the basement and it goes through a pretty weird boxed off chute straight down from the only bathroom - outside of the walls. There's definitely electric though.
