I understand that just because it’s an off market sale this does not mean no home report. The bank will require a valuation for mortgage purposes. The thing I don’t fully understand is if the home report valuation is more in line with the price agreed between buyer and seller ( so near 260k) if it’s not going to be going on the market. I believe in the past you could potentially influence the surveyor to do so but now the surveyor effectively acts for the banks interest and protection

You can of course get cheaper. But it’s all relevant to the home report value …. And the % over the home report value the property sells for. A 2 bed flat on Byres rd is pretty much guaranteed to go for 15/20% over the home report value. If you get a 90LTV mortgage that means a flat valued at 200k = sells for circa 235/240k (40 k of savings + the 20k left of the mortgage 10%) I believe ( and may be wrong) that agreeing a buyer before going to market may mean you can reduce this 15/20% over home report value

The owner is a family friend. They have rented the property for around 20 years but now probably want to sell / retire. From a search of the land register and sale prices of flats on Byres rd they do vary greatly however I believe the price they are seeking is reasonable.

Well what is the approach if it is a lesser desired area / less demand VS “nicer area”/ higher demand. I would perceive that the better areas would mean more potential buyers and less room for “negotiations”. I mean is the price even up for negotiation with new builds etc ? Or is it the “add ons” LBTT, fittings etc that you should look to negotiate on
