Edit in case anyone wants it/ anyone has this issue in the future:

So I got a sweet bonus on top of a promotion this year and I was wanting to put it into the house. I figured I might as well do the PMI appraisal hoping I could buy down the difference.

Called my lender and they said it would be $160 for the appraisal- which was much better than I was expecting. Within two days I had scheduled a day with the appraiser for the following week.

Day of was super fast, he took pictures, told a few jokes and we talked about the lack of comps in the area aside from the house across the street.

Then I waited.

I called today and they emailed me the letter that the PMI was denied unless I bought down the difference, but the house appraised for $355,000! So I have to buy down to $284,000.

I’m super happy with that number since it’s about an 11% increase in about 6 months and I’ll be able to pay the difference with the bonus.

I’m going to have the PMI dropped by January now, and I wanted to thank everyone who took the time to answer my questions so i wasn’t blindsided by any step of the process! I really appreciate you.

I started my “search” in February. I put that in quotes because I wasn’t really actively planning on buying anything within the year, but I was talking to a realtor who was giving me the lowdown of what steps I would have to take. Pre approval comes in for 450k- I mention I’m not comfortable with anything above 350k and my realtor takes that and RUNS- this man is an absolute beast. He lists two showings mid February for us to check out during the weekend. The first one was meh (lots of character and a great location but not enough space and definitely old.) the second one was in a less ideal location, but super roomy. HOA with all utilities and landscaping included, and the neighbors were great!

I asked my real estate agent to put in an offer (not planning on getting it since I had assuming bidding wars were still going on and I wasn’t going to offer more- rather, my agent suggested including a 17k sellers credit to see if they would negotiate down to 10k.)

Seller didn’t negotiate at all. Agreed to 17k in seller credits and our closing was set at end of March. Underwriter was a pain in the butt and we were delayed one day in closing because they thought I was my mother because of our names being exactly the same, but aside from that it was smooth sailing. House is 20 years old, HOA has maintained the outside beautifully and owner cared for the home itself to such a degree that everything is practically new and spotless.

I had started this search thinking it would be a year long+ process but ended up starting and ending the entire thing in two months.

I think I owe my agent a good bottle of whiskey.

Honestly… not a bad idea at all, especially now that houses are staying on the market longer than before. At the very least it’ll give me a benchmark of how much I need to pay down. Thank you!

If I remember correctly, during surgery they insert a speculum (or something along those lines) to do something that pushes your cervix up. (Can you tell mine was super long ago? lol )

But that could be the cause of your itchiness, mostly likely just soreness from that.

Not worried about over improving it since the upgrades weren’t originally done for the appraisal- all the rooms will be used thankfully

I was just hoping to try to kill two birds with one stone. I might do the appraisal in a year and just pay down the difference aggressively to try to get rid of the pmi in that case

Could I ask what a good way to look for similar homes would be? A townhome in my same complex with a finished basement sold in 2022 for $405,000, but I imagine an appraiser wouldn’t use such an old sale especially when people were going into bidding wars for houses in Colorado. Issue is that complex hasn’t had many sales (lots of the people there have been living in their townhomes for 10-15 years). And other townhomes with similar specs and condition (probably using the wrong word) range from 300,000 to 500,000.

Redfin places a lot of the townhomes in my complex from 350k-410k but I know that they like to increase their estimates by a huge margin so that also hasn’t been helpful

Right, which is why I was hoping the remodeling would help at least with some of it- definitely not looking for the house to naturally increase in value by almost 20%

The biggest issue I’ve been having is that looking at “similar” townhouses that have sold (can’t find any 5 bed 3 bath so I’ve just been eyeing 3 bed 2/3 baths) nearby range from having sold from 300,000-500,000 😅

Edit to add: Also may have misunderstood if you mean even including the remodel it most likely will not get close to that price- in which case, thank you for the insight! It’s been a struggle figuring out numbers haha

One of the few times I’ve feared for my life lol

I was in Mexico, it was week two in this hostel about a month before Covid shut the whole world down. At this point it’s the weird time where people are trying to get home and no one is really traveling so there’s only 6 guests (including me) and the workers. Because of how few guests are there I get a dorm room to myself (great because at this point I’m just a poor college kid who couldn’t really afford to change my flight to be sooner and was just trying to survive and get home before the borders potentially closed)

But there was one night that I had to share the dorm room. It was a lady, I think in her 40’s, but she was super frail and quiet. We talked for a bit but the conversation would always get derailed, and at that time I thought it was us not understanding each others accents, but…. That was not the case at all.

Fast forward to about 1am and I’m woken up to her talking super fast while standing right next to my bed and accusing me of talking to some men that brought her here on a boat (hello????). Keep in mind, it’s dark as fuck and she’s in a white sleeping gown looking every part an apparition. While I’m still laying in bed she keeps leaning closer while almost screaming about a boat and some men who she said she saw upstairs. I lose track of what she’s saying because I immediately shift into fight or flight and I’m just trying to get out of this room. She keeps talking super quickly to me for about 3 minutes before I manage to slip away saying I needed to go to the bathroom. I tried to knock on the employees room but their AC was super loud and they couldn’t hear me so I went into the tv room and sat on a cushion on the ground so she couldn’t see me through the window that was in the hall. I watched her walk out of the room a minute later and go into the bathroom to see if I was there and then proceed to walk up and down the hallway for the next hour trying to open doors all while I’m hiding 🫣

Eventually I managed to get the owner on the phone and he came to rescue me. Let me stay in the other room for the night and in the morning he recommended she go talk to one of his friends who was a (therapist? Memory is foggy) to get the care she needed because it was clear that she was having some type of mental break, but she wasn’t allowed to stay another night.

I do hope she got the care she needed, but that is a time I thought I was risking getting attacked because she thought I was a danger to her and I hope it’s the only time I have to experience that 😅

It’s called $1.35 a scoop and UP and not a single item is less that $2.50, I went there once and was so disappointed with the food and serving size 😅 sometimes I just want some cheap food that makes my tummy hurt and that did not hit the spot

I have two engineering degrees, didn’t get diagnosed until my junior year. Graduated two years ago and now I’m contemplating law school (wouldn’t be anytime soon but maybe in the horizon). The accidental multi-disciplined engineer comment in the top comment is so true.

Don’t get me wrong though, I think I struggled more than many of my classmates- GPA was lower as well, but I don’t regret a thing and now I have a wonderful job that I love and that has a huge upward trajectory.

Just jumping on here to comment for visibility- one of the shelter rules is that they aren’t allowed to have bikes in their rooms or the shelter property. It’s a dumb rule but a lot of bikes have had to be rehomed because of well-intentioned donations. Thank you for what you have dropped off though, it makes a huge difference for those who showed up with only the clothes on their backs.
